Which rules apply to a commercial roof in Lake Worth Beach

Palm Beach County falls outside the High-Velocity Hurricane Zone. That zone covers Broward and Miami-Dade counties only. A Lake Worth Beach roof therefore follows the standard Florida Building Code rules for low-slope work rather than the stricter HVHZ permit path. Confirm the current edition with the city, because the Ninth Edition takes effect December 31, 2026.

  • Ask how emergency overflow drains are handled where a parapet can trap water.
  • Ask whether the bid includes deck repair and the wood sheathing or fascia the work requires.
  • Confirm that the roofing work is subcontracted to a certified roofing contractor, as Florida law requires.

Wind uplift and edge metal are tested to specific standards outside Miami-Dade and Broward. Ask for the test method behind the edge system and where the work sits in the code's 2,000-hour weathering requirement. Do not accept a verbal answer.
