Roof repair in Lake Worth Beach, FL

About 3 percent of Lake Worth Beach housing units are mobile homes, and those roofs follow the HUD code, not the Florida Building Code. Most other homes here are older, with a median build year of 1969. Roof repair here depends on what failed, how much of the roof it covers, and what the 25% rule says.

Storm damage

Where Lake Worth Beach roofs fail in a storm

Palm Beach County has taken a surge, wind and a tornado in recent seasons. Irma pushed 2-4 ft of water above ground along the coast. In 2022 an EF-2 tornado in the county collapsed the roof of a house during Ian.

FEMA field teams name damaged roof covering as a primary source of water intrusion. Ridge vents are a weak spot: losing one opens a large gap in the deck, and FEMA found ceilings collapsed in a house whose only roof damage was ridge shingles and vent.

Leaks also follow the places where the code requires flashing: wall and roof meetings, changes of slope, and openings such as vent pipes and chimneys. Soffits have a poor record in hurricanes, so check them if you see water stains near the eaves.

  • Missing, loose or cracked tabs or tiles
  • Exposed felt or asphalt, and heavy granule loss
  • Soft spots in the decking
  • Stains on ceilings or in the attic

The 25% rule

Patching limits for a 1969-era roof

The code puts a ceiling on patching: 25 percent of the roof or roof section across 12 months. Past that line, the whole section has to be redone to current code. A roof built, repaired or replaced to the 2007 code or newer escapes that limit, and only the repaired part must meet today's code.

In Lake Worth Beach, 74.8% of housing units were built before 1980, against 33.5% countywide. That suggests many roofs here have been redone at least once, so ask what year yours was last replaced. A newer roof may let a larger repair stay a repair.

The city also has designated historic districts with design guidelines and a Historic Resources Preservation Board. If your home sits in one, confirm roof material rules with the building office before you choose a repair.

After the storm

What to do safely after a storm

Stay off the roof and take photos from the ground. Cover openings only if you can do it without climbing. Then check permit rules, because a small repair may not need a permit, and that call belongs to the local building official.

If you have questions about insurance coverage, your insurer or agent is the right person to call. Florida law bars a roofer from offering anything of value for an inspection or claim, or from advising you on coverage. Notice of a new loss is barred after 1 year, so photograph and report storm damage from a Palm Beach County storm early.

Questions

Roof repair in Lake Worth Beach: questions

What is the 25% roof rule in Florida?

Not more than 25 percent of a roof or roof section may be repaired, replaced or recovered in any 12-month period unless the whole roof section is redone. The exception applies if the roof was built, repaired or replaced under the 2007 Florida Building Code or later. After that, current code applies only to the section that was repaired. In Lake Worth Beach, where the median home was built in 1969, confirm your roof's last replacement date.
