Roofing in Belle Isle, Florida

Belle Isle was founded in 1924 to protect Lake Conway and its chain of lakes. That history matters for your roof because water covers more than half of the city's area. Homes on or near the water face different wind, rain and permit questions than homes inland, and the age of the housing stock shapes what you may need to do next.

Roof age here

How old are Belle Isle roofs?

The median home in Belle Isle was built in 1977, and more than half of its housing units went up before 1980. Countywide, the median is 1994. That gap suggests many original roofs here are well past the age where an insurer starts asking questions.

For roofs past 25 years old with shingles, Citizens Property Insurance wants paperwork showing at least five years of useful life left. For tile, slate, clay, concrete or metal roofs past 50 years, the same five-year proof is required. If your roof falls in either group, ask your insurer or agent what paperwork they will accept before you schedule work.

Only 6.6 percent of Belle Isle homes were built in 2010 or later. A roof on a newer home is less likely to be near the insurer's age cutoff, but it still needs a permit for any covered replacement work.

Permits here

How permits interact with the 25 percent rule in Belle Isle

Roof permits in Belle Isle are handled by the City of Belle Isle Building Department, whose services are contracted to UES. The city's contracted provider asks roof permit applicants to attach the Florida Product Approval and installation instructions for the materials they plan to use.

The 25 percent rule limits how much of an existing roof can be repaired or replaced in any 12-month period without bringing the whole roof covering up to code. An exception applies if the existing roof was built, repaired or replaced under the 2007 Florida Building Code or a later edition. A local government may not change the wording of that exception by ordinance.

Storms and rain

Wind, rain and lightning around Belle Isle

Hurricane Irma in 2017 brought peak gusts of 69 knots at Orlando International and 68 knots at Orlando Executive. Fire crews and the National Guard rescued residents from flooded homes in the county during that storm. Hurricane Matthew in 2016 produced a peak gust of 61 mph at Orlando International and damaged 64 homes minor, mainly from falling branches.

NOAA's rainfall data for this town shows a 1-hour rain in a 10-year storm falling at 2.92 inches an hour, and a 24-hour total of 6.19 inches in that same storm. A roof with worn flashing or clogged drains has less margin against that kind of rain.

Central Florida is the lightning capital of the United States, and Florida has the most lightning casualties of any state. Summer afternoons bring frequent strikes, so have a roofer inspect any roof that took a hit.
