Why the 15-year roof line matters in Belle Isle

Belle Isle has 56.6 percent of its homes built before 1980, against 26.1 percent across Orange County. Some of those roofs have been replaced since. Many are likely to be second or third roofs, and the age of each one is what an insurer asks about.

An insurer in Florida cannot turn down a policy only because the roof has not yet reached 15 years of age. Once a Belle Isle roof reaches 15 years, you may pay an authorized inspector to assess it. Citizens asks for a 4-point form on homes more than 20 years old, and it has a roof section. That section lists the covering material, the roof's age, its remaining useful life, the last roofing permit and whether any replacement was full or partial. On the roof itself, an inspector looks for cracked or curling shingles, bare asphalt or felt, missing tabs or tiles, and soft decking. Inside, the attic and ceilings show whether water has already come through.

A wind mitigation inspection is a different job, recorded on form OIR-B1-1802. It covers deck nailing, roof-to-wall connectors and a sealed roof deck, which you cannot judge from the ground. The finished form stays good for up to five years unless the structure changes.

Book one before a sale or purchase, on receiving an insurer letter about roof age, or after a named storm. Orange County recorded a peak gust of 69 knots at Orlando International in Hurricane Irma. Citizens also wants proof of five remaining years on shingle roofs older than 25 years.

If a roof needs work, Belle Isle's building provider asks permit applicants to attach the Florida Product Approval and the installation instructions. The 25 percent rule also applies to any repair, so ask the building office how it treats your roof.
