Leaks follow the places where code requires flashing: wall and roof intersections, changes of slope, and roof openings. Cracked or missing tabs and soft decking are the other signs an inspector looks for. Stains on a ceiling often sit well away from the actual opening.

What is the new law in Florida about roofs?

Two rules matter most. A roof 15 years or older can be inspected by an authorized inspector at the owner's expense, and the insurer may not refuse or non-renew solely for age if 5 or more years of life remain. Also, post-loss benefits on policies issued on or after January 1, 2023 cannot be assigned.
