Water covers 2.2 percent of Alafaya's total area, so many streets sit near ponds and low ground. Hurricane Milton showed what that means for roofs. Orange County had 79 structures with minor damage and 32 with major damage. Most leaks start at flashing, vents, valleys and the ridge.

Where Alafaya roofs leak after a storm

Milton brought gusts of 55-75 mph across Orange County, locally 87 mph, plus 4-8 inches of rain. Wind-driven rain finds weak spots. Water usually enters where the code calls for flashing: at walls that meet the roof, at turns in the slope and around penetrations. Check those first.

Ridge vents deserve a look too. FEMA found that losing a ridge vent can open large holes in the roof deck. In its example house the ceilings collapsed, yet the only roof damage was lost ridge shingles and vent. Soffits have also performed poorly, and failed ones often let in a lot of water.

Look for cracked or missing tabs, bare asphalt, exposed felt, soft decking and stains on ceilings. Those are the same items an insurer's inspector checks. Photograph each one before anything is moved.

Repair versus replace

Patching limits for an Alafaya roof

The code treats a repair as work on no more than a quarter of the roof or roof section within 12 months. Go beyond that and the entire roof or section needs new covering. This is the line that separates a repair from a replacement here.

One exception matters. A roof that itself was built, repaired or replaced under the 2007 code or a later edition only needs the new work to meet current code. The Alafaya median year built is 2002, but that describes homes, not roofs. So ask when your roof was last redone. Just 3.1 percent of local homes predate 1980.

Because Alafaya is an unincorporated community, roof permits come from the Orange County Division of Building Safety, not a city. A small repair may skip a permit only if the building official agrees. Call that office before work starts.

Stay off the roof. Two Orange County storm deaths came from falls while clearing debris from a roof, one after Ian and one after Milton. Tarp from the ground or leave it to a crew.

Read any roofing contract before signing. Florida law bars contractors from offering anything of value for an inspection or claim. It also bars them from advising on coverage. Your own insurer is the one to tell you what your policy pays.

Do I need a permit for a roof repair in Alafaya?

Alafaya is an unincorporated area, so the Orange County Division of Building Safety issues roof permits. Whether a small repair needs one is up to the building official, because the code allows some minor repairs without a permit. Ask the county before you start. Work that touches more than 25 percent of a roof section in 12 months can trigger a full reroof.

Is a metal roof a good idea in Florida?
