Citizens Property Insurance asks for documented remaining life on shingle roofs older than 25 years. Metal, tile, slate and concrete roofs get that test at 50 years. A shingle roof put on in 2002 has already crossed the first line. If Citizens is your carrier, ask your agent what they will need to see.

Who issues your roofing permit in Alafaya

Alafaya is an unincorporated census-designated place, so there is no city hall to pull from. The Orange County Division of Building Safety issues roof permits here. Applications and inspection requests go through the county's online Fast Track portal.

Florida's building code puts a clock on every permit. Work has to begin within 6 months of issuance. A job left idle for 6 months can void the permit, so a roofer in Alafaya who stalls on your project may force you to pay for a new one.

A Notice of Commencement must be recorded and posted on your Alafaya job before the first county inspection. The permit card warns that skipping this step could leave you paying twice for the roof. Ask the county office what contract amount triggers the requirement.

Repairs, the 25 percent rule, and which code applies

Florida limits repairs to 25 percent of a roof or roof section in any 12-month period. Go past that and the whole roof covering must be replaced. There is an exception: if the existing roof was built or redone under the 2007 Florida Building Code or later, only the repaired part must meet current code.

Many Alafaya roofs were laid after the code's first edition took effect March 1, 2002. Applications filed on or after December 31, 2026 fall under the Ninth Edition, while earlier ones follow the 2023 edition. The filing date with the county decides which one governs your job.

Orange County has taken hits from Matthew in 2016 and Irma in 2017. Irma's gusts reached 69 knots at Orlando International. During Ian in 2022, one indirect death came when a man fell from a ladder clearing storm debris from his roof. Is a metal roof a good idea in Florida?

It can be, and the insurance math is one reason. Citizens treats metal as a hard roof, so documentation is required only past 50 years, not 25. Whatever you choose, the product needs Florida statewide approval, and Orange County permits the job. Alafaya's rain and summer heat apply to every material. Ask your installer for the approval number and confirm requirements with the Division of Building Safety.

Do I need a permit to repair part of my roof?

Plan on it, and confirm with the county. Florida's 25 percent rule limits repair to a quarter of a roof section in 12 months before the whole covering must be replaced. Can my contractor skip the Notice of Commencement?

No. The code requires one recorded and posted before the first inspection, and the permit card warns that skipping it may mean paying twice.
