Roofing in Union Park, Florida

The typical home in Union Park was built around 1987, according to the Census Bureau's five-year estimates. That makes many of the roofs here older than 25 years, which matters for both repair rules and insurance. Union Park is a census-designated place, so the Orange County building office handles roof permits, not a city hall. The county median is newer, at 1994, so the town's roofs run older than the county's.

Roof age

What the age of your Union Park roof means for the choices you have

Only 0.7 percent of Union Park homes were built in 2010 or later, compared with 19.3 percent countywide. Meanwhile 41.7 percent were built before 1980, against 26.1 percent for the county. A roof that is 35 or 40 years old is common here, not unusual.

For soft roofs like asphalt shingle that are older than 25 years, Citizens Property Insurance requires paperwork showing at least five years of remaining useful life. Tile and metal roofs face the same review, but the threshold is 50 years. If your roof is past 25 years, ask your insurer or agent what documentation they need before the next renewal.

The 25 percent rule

Repair versus full replacement under Florida's 25 percent rule

Florida's building code limits how much of an existing roof you can repair or replace in any 12-month period without bringing the whole roof system up to code. That cap covers 25 percent of the roof's total area. A roof built or repaired to the 2007 Florida Building Code or later may qualify for a narrower exception, so check the original permit record with the Orange County building office before you assume either way.

Who issues permits

Permits and paperwork in Union Park

Because Union Park is unincorporated, the Orange County Division of Building Safety issues roof permits. New permit applications and inspection requests go through its online Fast Track portal. The county's division applies the Florida Building Code along with local construction rules.

Your permit lapses when work fails to begin within 6 months of issue, or when a pause in work runs 6 months. Confirm your permit's status with the county before scheduling a crew.

Weather exposure

Storms and rain Union Park roofs face

Orlando's rainfall averages about 51.5 inches a year, and roughly 45 percent of it falls June through August, by our arithmetic from the 1991-2020 normals. A 1-hour storm in a 10-year event drops 2.93 inches an hour, so flashing and drainage matter more than the age of the shingles alone.

Hurricane Irma in 2017 brought a peak gust of 69 knots at Orlando International. Following the 2022 storm, a man in the state died indirectly after he fell from a ladder while removing debris from his roof. Use fall protection and a licensed crew for any post-storm work.

Questions

Union Park roofing questions

What is the 25 percent roof rule in Florida?

Under the 25 percent rule, you can fix or swap out only so much of an existing roof within a 12-month window before the entire roof system must meet current code. That cap covers 25 percent of the roof's total area. The state building code sets this rule, and the Orange County Division of Building Safety enforces it for Union Park homes. A roof built or repaired to the 2007 Florida Building Code or later may qualify for a narrower exception, so check the permit record before you plan the work.

What is the 15 year roof rule in Florida?

The 15 year roof rule comes from Florida Statute 627.7011(5), which limits how insurers treat roofs 15 years or older. Your policy cannot be refused or dropped only because the roof on your home is younger than 15 years. Once your roof reaches 15 years of age, an authorized inspector must be permitted by the insurer to look it over, and you cover that inspection cost. The insurer still cannot refuse or drop coverage based only on the roof's age when that inspection finds at least 5 years of useful life remaining. The median home in Union Park was built in 1987, so many roofs here are old enough for this rule to matter.

Heavy rain is a constant concern here. Orlando International averages 51.45 inches of rain a year, and about 45 percent falls June through August.
