Roofing in The Crossings, Florida
In The Crossings the median home was built in 1981, according to the Census Bureau's five-year survey. That means many roofs here are likely past the age where insurers start asking for paperwork. The county building office issues roof permits for this area, so that is where your job will be checked. Start with the age of your own roof and the rules that apply to it.

Roof age and your policy
How old roofs in The Crossings affect insurance
The median home here dates to 1981, and nearly half of the homes, 46.3 percent, were built before 1980. A roof on a home that old has often reached or passed the age where insurers look closely. Many roofs here are likely older than 25 years.
Citizens Property Insurance asks for proof of at least five years of remaining useful life on roofs older than 25 years if they are shingle, and older than 50 years if they are tile, slate, clay, concrete or metal. If you hold a Citizens policy, ask your agent what paperwork they need before you file or renew.
Only 1 percent of homes here were built in 2010 or later. Few homes here have a recent roof built under current code by age alone, so check the permit history for your own address with the county.
What the county will require
Repairs, the 25 percent rule and permits in Miami-Dade
Under the 25 percent rule, no more than 25 percent of your roof area can be repaired, replaced or recovered in any 12-month period unless the whole roof covering is replaced. Miami-Dade applies the same wording in its High Velocity Hurricane Zone rules. If your roof was built or repaired under the 2007 code or later, only the repaired section must meet current code.
The Crossings is unincorporated, so the Miami-Dade County Regulatory and Economic Resources department issues your roof permit. Permits expire if work does not start within 6 months of issue, and an application lapses 180 days after filing unless work moves forward in good faith.
- Confirm the permit with the county before work starts.
- If your contract calls for it, file a Notice of Commencement before work starts.
- Check that the contractor holds the roofing license the state requires.

Storms and heavy rain in The Crossings
Miami-Dade sits in the High Velocity Hurricane Zone, which carries the strongest roof provisions in Florida. In 2017, Hurricane Irma tore up roughly 1,000 homes throughout Miami-Dade. Hurricane season here runs June 1 to November 30, with the peak around September 10.
Rain is heavy here. Each year Miami International Airport records 67.41 inches of rain, and most of it, 76.6 percent, arrives between May and October. June is the wettest month. For a 10-year storm, a 1-hour burst can reach 3.36 inches an hour, so check gutters and flashing before the wet season.

Questions
The Crossings roofing questions
What is the 25% roof rule in Florida?
The 25 percent rule limits roof work on an existing building to no more than 25 percent of the roof area in any 12-month period, unless the whole roof covering is replaced. In The Crossings, the county building office enforces this rule for your permit. If your roof was built or repaired under the 2007 code or later, only the repaired section must meet current code. Confirm the details for your own roof with the Miami-Dade County Regulatory and Economic Resources department.

What is the new law in Florida about roofs?
Starting December 31, 2026, the Ninth Edition of the Florida Building Code goes into force. Any permit application or set of plans filed on or after that date has to meet the new edition's requirements. The Eighth Edition came into effect on December 31, 2023. For a roof in The Crossings, the county building office applies the edition in force on the date your application is filed, so check the timing with that office before you apply.
