Apollo Beach grew from a planned waterfront subdivision started in the 1950s, with canals cut near U.S. 41, and that low ground still shapes how storms reach your roof. Hurricane Eta in 2020 put 3-4 feet of surge into the Tampa Bay area. Most roof leaks begin much higher up, at flashing, vents and ridges.

Where Apollo Beach roofs fail in a storm

Apollo Beach sits on Tampa Bay, and water covers 11.7 percent of its area. Surge and rain from storms like Eta flood streets, but the roof usually fails from wind and driven rain. Check the ridge first. FEMA field teams found that losing ridge vents opens large holes in the deck, and one house had ceilings collapse after losing only ridge shingles and vent.

Flashing is the next weak point. The code calls for it at wall and roof meetings, changes of slope, and every roof opening, and leaks track those same spots. Look for lifted metal around vent pipes, chimneys and the valleys where two slopes meet.

Inspectors also look for missing or cracked tabs, curling, bare asphalt, and soft decking. Stains on the ceiling or damp insulation in the attic tell you water is already in.

Repair or replace: the 25 percent line

Florida's code limits patching to 25 percent of a roof or roof section in any 12 months. Go past it, and the whole roof section must be redone. Roofs that were built, repaired or replaced in compliance with the 2007 Florida Building Code or a later edition fall under this exception, and the 2007 code took effect March 1, 2009. When that applies to your roof, current code governs only the section being repaired.

About 30.5 percent of Apollo Beach homes were built before 2000, and the median home dates to 2010. A roof on a pre-2000 house is likelier to have the full-replacement question come up on a repair. Ask your roofer for the permit history, and confirm with the Hillsborough County building office, which issues permits here.

What to do safely after a storm

Stay off a wet or damaged roof. From the ground, photograph missing shingles, loose vents and ceiling stains. Cover openings with a tarp from the inside if you can do it safely, and keep every receipt. The hurricane season runs June 1 to November 30, and activity peaks around September 10.

Your insurer must receive notice of a new property claim within 1 year of the loss. Call your insurer or agent about coverage. Advising you on coverage is off limits for a roofer, as is offering anything of value in exchange for an inspection or claim.

What is the 25% roof rule in Florida?

Not more than 25 percent of a roof or roof section may be repaired, replaced or recovered in any 12-month period unless the whole roof section is replaced or recovered. If your existing roof was built, repaired or replaced under the 2007 Florida Building Code or a later edition, an exception comes into play. In that case, current code reaches only the part being repaired. In Apollo Beach, where 30.5 percent of homes predate 2000, ask which side of that line your roof is on.
