What insurers ask about a Spring Hill roof

The 15-year rule covers homeowner policies issued or renewed on or after July 1, 2022. Under 15 years, an insurer may not refuse to issue or renew solely because of roof age. At 15 or older, it must let you have an authorized inspector check the roof at your expense before requiring a replacement, and if that inspection shows 5 or more years of useful life, age alone cannot end the policy.

Citizens runs its own lines. A shingle roof older than 25 years, or a tile or metal roof older than 50, needs documentation of at least five years of remaining life. On a median Spring Hill house, built in 1993, a shingle roof that came with the house is past that 25-year mark.

The 4-point form's roof section records the covering, the roof's age and remaining life, the date of the last roofing permit, and damage such as cracking, curling, granule loss, exposed felt and soft decking. In Spring Hill that permit date comes from Hernando County's records, since the county permits every roof in this unincorporated area.

How long is a Spring Hill wind mitigation report good for?

Up to five years, as long as nothing material changes on the house and no errors turn up on the form. The current version is OIR-B1-1802 (Rev. 04/26), effective April 1, 2026. A re-roof counts as a material change, because a new deck nailing pattern or a sealed roof deck can change the answers, so a fresh form after the job makes sense. If your roof was replaced after Milton's 60 to 70 mph gusts across Hernando County in 2024, an older form may no longer match the house.

Who can inspect my Spring Hill roof for the 15-year rule?

An authorized inspector can check your roof, and the statute defines that as someone your insurer approves who is a home inspector, a building code inspector, a general, building, residential or roofing contractor, a professional engineer or an architect, or another person the insurer recognizes as qualified.
