Citizens requires a 4-point inspection for homes and mobile homes more than 20 years old. Its roof section records the covering, roof age, remaining useful life, last permit date and any full or partial replacement. Citizens also wants proof of five years of remaining life for shingle roofs past 25 years.

Your insurer decides who counts as an authorized inspector, so ask before you book. The statute lists licensed home inspectors, building code inspectors, roofing contractors, engineers and architects.

The inspector looks for cracking, curling, heavy granule loss, exposed felt, missing or loose tabs, soft decking spots and visible leaks. Photos of each slope on your roof are included in the report. Wind mitigation inspections add attic items you cannot see from the ground, such as deck nailing and roof-to-wall connectors.
