Which Inverness buildings need a commercial roof

Inverness is the Citrus County seat, and its downtown has more than a dozen buildings in the historic plaque program. A roof on one of those buildings is rarely a standard job. Ask the building office what it needs before you sign anything, because the plaque program is recognition, and we have not confirmed it adds a permit step.

Applications filed on or after December 31, 2026 fall under the Ninth Edition, so ask your roofer which edition the permit will use.

Low-slope roofs need a minimum slope of one-fourth unit in 12 for built-up, modified bitumen and single-ply systems. Where drains are required, the code also calls for secondary overflow drains or scuppers when a parapet could trap water. Hurricane Milton put 6.03 inches of rain on the Inverness airport gauge in 2024, so overflow matters.

Put bids side by side on the same points. Check the membrane standard named, such as ASTM D6878 for TPO. Check whether the bid is a tear-off or a recover. Recover is barred over wet or deteriorated roofing, or where two layers already exist.

What is the 15 year roof rule in Florida?

Florida law, specifically Fla. Stat. 627.7011(5), bars an insurer from turning down or declining to renew your homeowner's policy based only on the fact that your roof is under 15 years old. If your roof is 15 years old or more, you can pay for an authorized inspector to examine it, and an insurer cannot refuse or drop coverage for age alone when that inspection finds at least 5 years of useful life remaining.
