During Hurricane Irma in 2017, a storm-tide sensor on a Pompano Beach canal read 3.4 feet, and 2 to 4 feet of surge reached coastal Broward. Wind does most of the harm to roofs, though, and in Broward even a small fix needs a permit, so a repair here is a permitted job, however modest.

Where wind gets into older Pompano Beach roofs

FEMA's assessment teams name roof covering damage from high wind as a primary source of water intrusion, and they keep finding the same entry points: lost ridge vents, failed soffits, and gaps where walls meet the roof. One FEMA example house had collapsed ceilings though its only roof damage was a missing ridge vent and the ridge shingles around it.

In a city where the median home dates to 1974, age compounds that. Citizens' inspection form lists what an inspector checks on a worn roof: cracking, curling, granule loss, exposed felt, loose or cracked tabs or tiles, soft decking and leaks visible from the attic. Soffits on older houses deserve a look too, since Florida only began requiring them to resist wall-level wind loads in the 2007 code.

Coastal metal wears first. Within 3,000 feet of the ocean FEMA sees the worst corrosion, so rusted flashing and edge metal near the beach are repair items in their own right, not cosmetic ones.

Why a small repair still needs a Broward permit

Elsewhere in Florida a building official may approve ordinary minor repairs without a permit (FBC-B 105.2.2). Broward is different: HVHZ Section 1512.3 requires a permit for all work on any roofing component, repair and maintenance included, and Section 1521.2 requires replacement parts that carry a product approval. The city's Building Permits & Inspections office issues it.

Size matters as well. Repairing more than 25 percent of a roof section within 12 months triggers a full re-roof of that section under Section 1521.4, unless the roof was built to the 2007 code or later, and a repair may not create new ponding water on a flat or low-slope area (Section 1521.3).

Can a handyman fix my Pompano Beach roof?

Usually not for pay. Florida's contractor law exempts only work of a casual, minor or inconsequential nature below a set contract amount, and never a larger job split up to fit under it or anyone who advertises as a contractor. The roofing contractor scope in state law covers roof repair, including repair or replacement of wood sheathing and fascia found during the job. In Pompano Beach the permit settles most cases anyway: Broward's hurricane-zone code requires one for any roofing repair, and the city's Building Permits & Inspections office issues it.

How long do I have to report storm damage on a Pompano Beach roof?

Florida sets the outer limit by statute: a new or reopened property claim is barred unless notice reaches the insurer within 1 year after the date of loss, and a supplemental claim within 18 months. That matters in a city where 13.3 percent of housing units are held for seasonal or occasional use, because damage to an empty unit can sit unseen. Your policy may set its own notice duties, so check with your insurer or agent. Since January 1, 2023, Florida policyholders also cannot assign post-loss benefits to a contractor.

What should I check on my Pompano Beach roof after a hurricane?

Start indoors and on the ground. Look for new ceiling stains, then scan from the yard for missing ridge caps, lifted shingles or cracked tiles along hips and ridges, which FEMA's Ian report found to be the most common damage on new and old roofs alike. Check soffits and the ridge vent line, the openings FEMA ties to the worst leaks. Near the water, look at flashing and edge metal; Irma pushed 2 to 4 feet of surge into coastal Broward, and salt spray speeds corrosion. Stay off the roof while thunder can be heard, as NWS Miami advises.
