Roof inspections in Lighthouse Point, FL

About 29.3 percent of Lighthouse Point residents are 65 or older, and many own homes that are decades old. An inspection tells you how much life your roof has left before an insurer or a buyer asks. Florida law gives you the right to order one.

Housing age

How old are Lighthouse Point roofs?

Lighthouse Point homes have a median build year of 1967, while Broward County's is 1980. That is 13 years older than the county figure. Some 82.7 percent of local homes predate 1980, compared with 50.0 percent countywide.

That suggests many roofs here have been replaced at least once, and some may be near the 15-year mark that triggers insurer rules. A home's build year does not tell you the roof's age, so only a look at the roof and its permit history will.

Mobile homes are only 1.3 percent of local units, and 77.3 percent of occupied homes are owner-occupied. Most readers here can order their own inspection without a landlord's sign-off.

Florida rules

What Florida asks of a 15-year-old roof

Fla. Stat. 627.7011(5) bars an insurer from dropping or refusing a policy solely because a roof is under 15 years old. After that birthday, the homeowner is allowed to bring in an authorized inspector, paying the bill personally. A report showing 5 or more years of useful life stops the insurer from using age alone as the reason to non-renew.

The roof section of the 4-point form records the covering material, roof age, remaining useful life, date of the last roofing permit and the percentage replaced. The damage list covers curling, granule loss, soft decking and attic leaks.

Citizens Property Insurance adds a line of its own: shingle roofs older than 25 years need documentation of at least five years of remaining life. Your agent is the one to ask what applies to your policy.

Timing

When to order a roof inspection

  • Before buying or selling, so remaining life is known before the contract is signed.
  • When your insurer sends a letter that raises roof age.
  • After a storm. Hurricane Irma put a 97-kt gust at Deerfield Beach in 2017.
  • Before a repair, since the 25% rule can turn a repair into a full replacement.

A roofer's inspection checks what the forms ask: covering, age, remaining life, permit history and leaks. Broward is in the High Velocity Hurricane Zone, so attic connections and deck attachment matter too. Confirm permit requirements with the City of Lighthouse Point Building & Zoning office.

Questions

Roof inspections in Lighthouse Point: questions

Can my insurer drop me because my roof is 15 years old?

Not for age alone. Under Fla. Stat. 627.7011(5), a roof of 15 years or more lets you hire an authorized inspector at your own cost. If the report shows 5 or more years of useful life remaining, the insurer may not refuse or non-renew solely because of age. With 82.7 percent of Lighthouse Point homes built before 1980, many owners here may face this question. Your insurer or agent can speak to your specific policy.

Who counts as an authorized roof inspector in Florida?

The statute lists a licensed home inspector, a building code inspector, a licensed general, building or residential contractor, a roofing contractor, a professional engineer and an architect. The insurer must also sign off on the person, and it can name other people it trusts to do the work. Since 29.3 percent of Lighthouse Point residents are 65 or older, many owners will want that sign-off in writing before paying anyone.

What does the roof part of the 4-point form record?

The form notes covering material, roof age, remaining useful life, last permit date, full or partial replacement and overall condition. Citizens asks for this inspection on properties past 20 years of age. With a median build year of 1967 in Lighthouse Point, many homes here clear that bar. Photos of every roof slope can stand in for the separate roof form.

Does a roofer's inspection also cover wind mitigation?

It can. The wind mitigation form, OIR-B1-1802, asks about roof deck attachment, roof-to-wall connections and sealed roof deck, items you cannot see from the ground. Once signed, the form stays usable for up to five years unless the structure changes. Broward County sits in the High Velocity Hurricane Zone, so these answers matter locally. Ask your insurer how any credits apply to your policy.
