Inspections ยท Hallandale Beach
Roof inspections in Hallandale Beach, FL
Residents 65 and older make up 23.4 percent of Hallandale Beach, and many of them live under roofs that have not been checked in years. Florida's 15-year insurer rule and the roof section of the 4-point form both ask what condition your roof is in. An inspection answers that with photos and a written finding.

Housing age
Roof age across Hallandale Beach's 1975 housing stock
Homes built before 1980 are 69.7 percent of the housing here, and the median home dates to 1975. That suggests many original roofs are well past the 15-year mark, though a re-roof may have been done since. Only a permit record or an inspection can tell you which case is yours.
Broward County sits in the High Velocity Hurricane Zone, so reroofing here follows stricter provisions than most of Florida. Fla. Stat. 627.7011(5) also sets a line at 15 years. Once your roof reaches it, the insurer must let you hire an authorized inspector, paid by you, before it can act on age alone.
Many buildings here are large. 74.8 percent of housing units sit in buildings of 10 or more units, against 35.9 percent countywide. For those, the roof usually belongs to the association, so ask the board for inspection reports before you order your own.
Insurer forms
What the 4-point form and insurers ask about your roof
The 4-point form has a roof section that records the covering material, roof age, remaining useful life, date of the last roofing permit, and overall condition. Citizens requires this inspection for applications on properties more than 20 years old. Add a photo of each slope and the roof section can replace the separate roof form.
Citizens also wants documentation of at least five years of remaining useful life for shingle roofs older than 25 years. Tile, slate and metal roofs are measured against a 50-year line instead. Your insurer or agent decides what your own policy needs, so confirm with them.
- Cracking, curling or cupping of the covering
- Heavy granule loss or exposed asphalt
- Missing, loose or cracked tabs or tiles
- Soft spots in the decking
- Water showing in the attic or on ceilings
Timing
When a Hallandale Beach owner should book an inspection
Book one ahead of a sale or purchase, after an insurer's roof-age letter, or following a storm. Hurricane Irma in 2017 brought 2-4 ft of surge to coastal Broward, and widespread tree damage across the Miami-Fort Lauderdale area. A roof that took that weather deserves a look before the next season.
24 percent of housing units here are seasonal or occasional-use homes. If you are away for months, a leak can run unseen. A check before you leave, or when you return, catches stains and soft decking early. Roof permits go through the City of Hallandale Beach Building Division, which can also confirm your permit history.
Under Fla. Stat. 489.147, a roofer may not give you anything of value for an inspection, and may not advise you on coverage. Your insurer or agent answers coverage questions. We do not.
Questions
Roof inspections in Hallandale Beach: questions
Does my insurer have to accept my roof inspection in Hallandale Beach?
For a roof 15 years or older, Fla. Stat. 627.7011(5)(c) says the insurer must allow you to have an authorized inspector check it at your expense. The insurer may not refuse or non-renew solely for age if the report shows 5 or more years of useful life remaining. With 69.7 percent of Hallandale Beach homes built before 1980, many owners here may reach this rule. Ask your insurer which inspectors it recognizes before you book one.

How old are the roofs on Hallandale Beach homes?
The census gives home age, not roof age. The median home here was built in 1975, and 69.7 percent of homes predate 1980. That suggests many original roofs are past 15 years, but replacements may have happened since. Ask the Building Division for your permit history, or have an inspector record the roof's age on the 4-point form.

What does a roof inspection check?
The inspector records the covering, age, remaining useful life, permit history and condition. The damage list includes cracking, curling, granule loss, exposed felt, missing or loose tabs, soft decking and visible leaks. For wind mitigation forms, the inspector also checks attic items such as deck attachment and roof-to-wall connections, with photos. Broward County is in the High Velocity Hurricane Zone, so those wind items matter on the form.

How long is a wind mitigation inspection good for?
Form OIR-B1-1802 (Rev. 04/26) is the current version, and it became effective on April 1, 2026. It is valid for up to five years if no material changes have been made to the structure and no inaccuracies are found on the form. Broward County is in the High Velocity Hurricane Zone, so that category appears on the form. Ask your insurer or agent how it applies a report to your policy.
