Roofing in Satellite Beach, Florida

Satellite Beach sits on a barrier island about three square miles wide, between the Atlantic Ocean and the Banana River. Most of the homes here are older than the roofs you may be replacing today. Median build year is 1975, and that matters for both your roof and your insurance.

Housing age

Roof age on Satellite Beach barrier island homes

Most houses in this area date back to around 1975, going by the median build year. Nearly two thirds of housing units date before 1980. That suggests many original roofs are well past the age where insurers start asking questions.

Citizens Property Insurance asks for documentation of at least five years of remaining useful life on soft roofs older than 25 years. Hard roofs such as tile or metal get that check at 50 years. If your roof is past 25 years, expect the question.

Permits

What permits and reviews apply to a roof here?

Roof permits in Satellite Beach run through the City of Satellite Beach Community Development Department. Check the latest rules with that office before any work begins.

Under Florida Statute 713.135, the permitting office needs a copy of your Notice of Commencement before the first inspection when the direct contract is above a set amount. Without it, you may end up paying twice for the same improvements.

A permit does not last forever. Under FBC-B 105.4.1, it becomes invalid if work does not start within 6 months of issuance, or if work stops for 6 months.

Storms and rain

What storms and rain should shape your roof choices?

During Hurricane Matthew in 2016, a peak gust of 87 mph was recorded at Satellite Beach. The damage across the county generally involved roof shingles, soffits and awnings.

Melbourne International averages 50.79 inches of rain a year, with 20.27 inches falling in June through August. That summer window carries about 40 percent of the year's rain. A roof that sheds water well matters here.

  • Check the roof deck and flashing after any named storm.
  • Ask the building office about the wind speed for your address.
  • Keep the permit and Notice of Commencement on file.

What is the 25% roof rule in Florida?

Under the Florida Building Code, no more than 25 percent of an existing roof can be repaired, replaced or recovered in any 12-month period unless the whole roof covering is replaced. Exceptions apply if the existing roof met the 2007 code or later. Confirm how the rule applies to your roof with the Satellite Beach Community Development Department before you start.

What is the 15 year roof rule in Florida?

Florida law at Fla. Stat. 627.7011(5) bars an insurer from declining to write or renew a homeowner's policy based only on the roof being under 15 years old. When a roof is 15 years old or more, the insurer has to allow an authorized inspector to examine it, paid for by the homeowner, before it can demand replacement. An insurer cannot turn down or drop coverage only because of roof age when that inspection finds at least 5 years of useful life remaining. The median home in Satellite Beach was built in 1975, so many roofs here have been replaced at least once.
