The median home here dates to 1975, against 1988 for Brevard County as a whole. In the county, 32.1 percent of homes predate 1980. In Satellite Beach the share is 65.4 percent, roughly double. Development began in 1956, driven by aerospace workers at Patrick AFB.

A home's build year does not tell you its roof's age, since most original roofs have been replaced at least once. What the 15-year rule and insurer forms ask about your roof

Once a roof reaches 15 years, Fla. Stat. 627.7011(5) gives you the right to bring in an authorized inspector, paid for by you, before the insurer acts on age. If the report shows 5 or more years of useful life, the insurer cannot drop or refuse you for age alone. A roof under 15 years cannot be refused for age at all.

Citizens asks for proof of five years of remaining life on shingle roofs older than 25 years. For tile, metal and other hard roofs the line is 50 years. Ask your own insurer or agent which standard applies to your policy.

The inspector records the covering, age, remaining life, permit history and any leaks. A wind mitigation visit adds attic items you cannot see: deck nailing, roof-to-wall connectors and a sealed roof deck. The form must be signed by someone the statute allows, such as a licensed contractor, building code inspector or home inspector.

Schedule one before a sale or purchase, after a roof-age letter from your insurer, or after a storm. Hurricane Matthew put an 87 mph gust on Satellite Beach in 2016, and county damage centered on shingles, soffits and awnings. Your insurer needs to receive a claim notice within 1 year of the date of loss.

Your insurer has to accept the inspector, who must fall into one of several categories: a licensed home inspector, a certified building code inspector, a licensed general, building, residential or roofing contractor, a professional engineer, or an architect. Does the 15-year rule apply to a mobile home in Satellite Beach?
