Florida's 15-year rule, in Fla. Stat. 627.7011(5), bars an insurer from refusing or non-renewing a policy solely because the roof is under 15 years old. At 15 years or more, you may hire an authorized inspector at your own expense before the insurer requires a replacement. A finding of 5 or more years of useful life protects you from a refusal based only on age.

Citizens Property Insurance sets its own lines. It wants documented remaining life of at least five years for shingle roofs over 25 years old, and for tile, slate, clay, concrete or metal roofs over 50.

The roof section of the 4-point form records covering material, roof age, remaining useful life, the date of the last roofing permit, and the percentage replaced if the roof was partly redone. Paired with photos of each slope, it can take the place of the separate roof inspection form.

  • Cracking, cupping or curling of shingles
  • Heavy granule loss that leaves asphalt or felt showing
  • Missing, loose or cracked tabs or tiles
  • Soft spots in the decking
  • Leaks in the attic, on the underside of the decking, or on ceilings

A wind mitigation inspection is separate. It records roof-deck attachment, roof-to-wall connections and roof shape, including attic items you cannot see from the ground. The current form is OIR-B1-1802 (Rev. 04/26), valid up to five years if nothing material changes.

When to order an inspection in Brevard County

Get one when you buy or sell a home, when your insurer sends a letter about roof age, or once a storm has passed. Hurricane Irma damaged over 7,132 Brevard County homes in 2017, and Matthew in 2016 mostly hit shingles, soffits and awnings. Both are reasons to look closely after the next big wind.

What a roofer can tell you about insurance is restricted under Florida law. Under Fla. Stat. 489.147, a contractor may not offer anything of value for an inspection or advise on coverage. Ask your insurer or agent what your policy covers, and note that a claim notice must reach the insurer within 1 year of the loss.

Who can inspect my roof for my insurer in Florida?

Your insurer has to accept whichever authorized inspector you use. Florida lists licensed home inspectors, building code inspectors, licensed general, building, residential or roofing contractors, professional engineers, and architects. An insurer may also recognize anyone else it finds qualified. For a 15-year-old roof, you pay for the inspection yourself. Ask your insurer or agent who it accepts before booking.

How long is a wind mitigation inspection good for?

Form OIR-B1-1802 (Rev. 04/26), the current version, stays valid for up to five years. That window applies only when the structure has had no material changes and the form contains no inaccuracies. Because the median Viera East home dates to 2000, the form's building code era question matters here. Ask your insurer how it applies any credits, since the state notice says discounts are not calculated cumulatively.
