New construction roofing in Waldo, FL

Only 5.4 percent of Waldo's homes were built in 2010 or later, according to the Census Bureau's 2024 five-year estimates. That means most roofing work here is on older houses, and a new build is less common than in towns to the west. If you are building new in Waldo, the permit, the deck and the inspection order all matter from the first day.

Codes and permits

Requirements that apply to new builds in Waldo

A Waldo roof permit filed now is reviewed under the code edition in force on the filing date. Because the Ninth Edition begins with applications filed on or after December 31, 2026, a project started before that date stays under the Eighth Edition. Ask the Alachua County building office which edition your plans will be checked against.

A fixed order guides how the inspector moves across each section of the roof. The framing inspection comes after the roof, all framing, fireblocking and bracing are in place. A sheathing inspection follows, either as a dry-in check or as a separate request once roof and wall sheathing and their fasteners are finished. Next comes the roofing check, which looks at dry-in, insulation, the roof surface and flashing. Confirm the sequence with the Alachua County building office before you schedule trades.

  • Roof sheathing nails follow ASTM F1667 RSRS-03 or an allowed alternate.
  • Dry-in uses one of three underlayment methods listed in the code.
  • Shingle drip edge is nailed closer on higher-wind or taller roofs.

Product approval

Products, underlayment and who installs the roof

Statewide, roofing products must go through mandatory approval. Check the Florida Building Commission product approval search by FL number, manufacturer or code version before you accept a product on a Waldo build. Do not accept a roof product described as hurricane protection unless it appears in that lookup or carries an approval number.

On a building the builder owns, it may put in asphalt shingles itself. Work involving tile, metal or membrane roofs is handed to a roofing contractor holding the required certification or registration. A general contractor lacking that certification or registration may not advertise as a roofing specialist.

Questions

New construction roofing in Waldo: questions

What is the new law in Florida about roofs?

Florida's 2023 Building Code, Eighth Edition, took effect on the last day of 2023. Applications filed on or after December 31, 2026 are governed by the Ninth Edition. Waldo's permit office can tell you which edition applies to your project before you file. Keep your permit date in mind when you schedule the roof.

How many homes in Waldo are new?

Only 5.4 percent of Waldo's homes were built in 2010 or later, according to the Census Bureau's 2024 five-year estimates. The median home was built in 1968. Most roof work here is replacement on older homes, so a new build roof is a smaller share of the work in town.

Do I need the gutters on my new Waldo home?

Gutters with downspouts are required on buildings with eaves under 6 inches, except at gable end rakes or on a roof above another roof. Downspout outlets need to sit at least one foot out from the wall. Your Alachua County permit reviewer will check these details at the roofing inspection.

Who can install a roof on a new home in Waldo?

A builder can install asphalt shingles on its own new building. A certified or registered roofing contractor handles any tile, metal or membrane roof. Waldo had 424 housing units counted in the 2020 Census, so local demand for new roofs stays steady across the town. Check the state license lookup for any roofer you hire. Ask the building office to confirm the trade rules for your project.
