The forms behind a Newberry renewal
Three documents come up most. The 4-point inspection, which Citizens requires on homes over 20 years old, covers electrical, plumbing, HVAC and the roof. A roof inspection under Fla. Stat. 627.7011(5) answers the 15-year question. The wind mitigation form, OIR-B1-1802, documents features that can earn wind discounts and stays valid for up to five years.
Newberry's housing is young enough that the 15-year line arrives in waves. The original roof on a 2006 house, the median here, passed it around 2021; the 42.9% of homes built in 2010 or later cross it between 2025 and 2039.
Mobile homes, 10.1% of the town's housing, sit outside that statute because it does not apply to mobile home policies, though Citizens still wants a 4-point on mobile homes over 20 years old.

The wind mitigation form opens with code era: built to the 2001 or 2004 code, or to 2007 and later. Newberry splits close to the middle on that line, with a 2006 median home on one side and the 42.9% from 2010 on the other.
In the attic, the form grades the weakest roof-to-wall connection, from toenails up through clips, single wraps and double wraps to structural anchors. Metal connectors count only with at least three nails into the truss, a gap under half an inch and no severe corrosion.
Inspectors also record the date of the last roofing permit, so keep the City of Newberry Building Department's final inspection record with your house papers. My Newberry house was built in 2012. When will the roof's age matter to my insurer?
Around 2027, when an original roof reaches 15 years. Until then Fla. Stat. 627.7011(5)(b) bars an insurer from refusing to issue or renew solely because of roof age. After that, you can have the roof inspected at your own expense, and five or more years of remaining life keeps age alone from ending the policy. About 42.9% of Newberry homes were built in 2010 or later, so many owners here will reach the line within a few years.

Does Citizens need a roof form for my Newberry home?
Only in certain cases. Citizens wants a 4-point inspection when the home is more than 20 years old, and proof of at least five remaining years when a shingle roof passes 25 years or a tile or metal roof passes 50. The 4-point's roof section, with photos of every slope, can take the place of Citizens' separate roof form. Newberry's median home, from 2006, reached the 20-year mark this year.

Can I inspect my own Newberry roof?
