Who may install the roof on my new Newberry home?

It depends on the material. A general, building or residential contractor may put asphalt or fiberglass shingles on a new building it is constructing, but tile, metal and membrane roofs must be subcontracted to a roofing contractor unless the builder holds a roofing certificate or registration (Fla. Stat. 489.113(3)). In a town where 42.9% of homes date from 2010 or later, ask your builder which arrangement your house used; it tells you who answers for the roof.

What is the dry-in stage on a new Newberry roof?

It is the point when the deck is covered well enough to shed water before the finished roof goes on, and it is inspected, either with the sheathing check or separately. For shingle and metal roofs Florida allows three ways to do it: self-adhered membrane over the whole deck, taped or membrane-stripped seams under approved underlayment, or a double layer of approved underlayment. Inside city limits, the City of Newberry Building Department makes that inspection.

What does the builder owe on a new Newberry roof?

A one-year duty covering defects that break the building code. Since July 1, 2025, Fla. Stat. 553.837 requires a builder to warrant a newly constructed home against defects in equipment, material or workmanship that materially violate the Florida Building Code, starting at the first title transfer or occupancy. It leaves out normal wear, settling, damage the owner causes and natural disasters. Keep the City of Newberry Building Department's inspection records; they show the roof passed each stage.
