South Venice homes vary in age, and that affects how you should think about the roof overhead

The median South Venice home was built in 1984. About 78.5 percent of homes here went up before 2000, and 39.9 percent before 1980. Because roofs get replaced, the year your home was built says little about how old its roof is. Still, with so many older houses, many of these roofs are likely at or past the age insurers start asking questions.

Only 10.5 percent of homes here date from 2010 or later. Owners hold 83.3 percent of occupied homes, and 92 percent of housing units are single-family detached houses. So most roofing decisions are made by the person who lives under the roof.

Florida roof rules

The 15 year roof rule and the 25 percent rule

Once a roof reaches 15 years, your insurer must allow an authorized inspector to examine it, and you pay for that inspection. An inspection that finds 5 or more years of useful life remaining generally stops the insurer from refusing coverage or non-renewing your policy based only on how old the roof is. With a 1984 median build year in South Venice, plenty of owners will meet this rule, and their agent is the one to ask about the policy itself.

The 25 percent rule says you cannot repair, replace or recover more than 25 percent of a roof section in any 12-month period unless the whole section is redone. An exception applies when a roof was built, repaired or replaced under the 2007 Florida Building Code or any later edition. A roof dating from the 1980s will not meet that standard.

Edition 2023 of the Florida Building Code has applied since the last day of 2023. The Ninth Edition governs permit applications filed on or after December 31, 2026, so when you apply can change which edition your Sarasota County permit follows.

South Venice is unincorporated, so roof permits go through Sarasota County Planning and Development Services, Building. Before any work begins, check the county building office for the requirements in effect now. The county offers virtual inspections for re-roof permits at the dry-in and flashing stage and the roof-in-progress stage.

About 6 percent of South Venice housing units are mobile homes. Their roofs fall under the federal HUD standard instead of the state building code, so ask the Sarasota County building office which rules apply before you plan a repair.

After a permit is issued, a time limit starts counting down. The permit becomes invalid when work has not begun within 6 months, or when it halts for 6 months. Record a Notice of Commencement before the first inspection, or you risk paying twice for the improvements.
