Where Palmer Ranch roofs fail in storms

Hurricane Ian in 2022 sent the Myakka River to a record crest and closed part of I-75 in southern Sarasota County. Wind and rain from storms like that find the weak points on a roof, not the middle of a sound shingle field.

Flashing is the most common leak path. Leaks follow the places where the code requires flashing: wall and roof intersections, changes of slope, and roof openings such as vent pipes and chimneys.

How the 25 percent rule shapes your choice between repairing and replacing

The Florida Building Code caps patchwork at 25 percent of a roof or roof section across any 12-month period. Past that line, the whole roof or section must be redone, unless an exception applies.

The exception applies only if your roof itself was built, repaired or replaced to the 2007 Florida Building Code or a later edition. In that case, the patched area alone has to meet today's code. On insurance, talk to your insurer or agent about what your policy covers. A roofer may not offer you anything of value for an inspection or a claim, or advise on coverage. Notice of a new claim has to reach your insurer within 1 year of the date of loss.
