Why the 15-year mark matters in Lakeland
The median Lakeland home was built in 1983, so a roof from the original build is unlikely. Many have been replaced once already, and some replacements are now old too. Age is where insurer questions start.
Florida law sets two paths. An insurer cannot refuse or non-renew a homeowner's policy solely because the roof is under 15 years old. For a roof 15 years or older, you may have an authorized inspector check it at your own expense before the insurer requires replacement.
If that inspection shows 5 or more years of useful life left, the insurer may not refuse or non-renew solely for roof age. Which inspectors count depends on the insurer's approval, so ask your agent first. What a roof inspection checks and what the forms ask
Citizens requires a 4-point inspection (electrical, plumbing, HVAC, roof) for applications on properties more than 20 years old. The roof section records the covering, age, remaining useful life, last permit date, and overall condition. Photos of each roof slope can stand in for the separate Roof Inspection Form.
- Cracking, cupping or curling
- Excessive granule loss and exposed asphalt or felt
- Missing, loose or cracked tabs or tiles
- Soft spots in the decking
- Visible leaks in the attic or on interior ceilings
Citizens also asks for documented remaining life once a shingle roof passes 25 years, or a tile, slate or metal roof passes 50. A wind mitigation inspection is separate. It looks at attic items you cannot see, such as deck nailing and roof-to-wall connectors.
Timing
When to order an inspection in Lakeland
Order one before you buy or list a home built before 1980, since the roof's remaining life can decide whether insurance is available. Order one when an insurer letter mentions roof age. A letter is your cue to use the inspection right described above.
After a storm, check for damage soon. Lakeland-Linder airport recorded 8.93 inches in one day during Hurricane Milton, and a 2019 EF2 tornado damaged roofs along an 11.45-mile path from the airport area toward Kathleen. A new or reopened claim must reach the insurer within 1 year of the loss date.

No. The wind mitigation form, OIR-B1-1802 (Rev. 04/26), records roof covering, deck attachment, roof-to-wall connections, roof shape and opening protection. The state allows it to be reused for up to five years while the structure stays unchanged, which matters after Lakeland's Hurricane Milton rain. Insurers must offer discounts for such features, and the state says to ask your insurer for specifics.
