Roof inspections in Auburndale, FL
Mobile homes make up 7.1 percent of Auburndale's housing units, and they follow the HUD code, not the Florida Building Code. The other homes here are older too: 34.9 percent went up before 1980. An inspection tells you what condition the roof is in now, so you can act before an insurer asks.

Housing age
How old are Auburndale roofs and homes?
Auburndale's median home was built in 1990, against 1992 for Polk County. About 35 percent of housing units predate 1980, and 17 percent of residents are 65 or older. That suggests many of these homes have had at least one reroof, and some original roofs are likely past 15 years.
Owners hold most of the housing: 4,767 of 6,499 occupied homes, or 73.3 percent. Seasonal or occasional-use homes are 9.4 percent of units. A part-time home that sits closed up for months can hide a slow leak, so an inspection helps owners who are away.
15-year rule
Two related items: the rule about roofs 15 years old and the roof section found in the 4-point inspection
Florida's roof-age statute, 627.7011(5), bars an insurer from refusing or non-renewing a homeowner's policy only because the roof is younger than 15 years. Older roofs are different, and the statute gives you a way to show the insurer what the roof can still do.
For a roof at 15 years or more, the homeowner may hire an authorized inspector, paying out of pocket. If that report finds at least 5 years of useful life, age alone cannot be the insurer's reason to drop the policy. A 34.9 percent pre-1980 housing share in Auburndale makes this route relevant here.
The roof section of the 4-point form lists the covering material, roof age, remaining useful life, last permit date, full or partial replacement and overall condition, plus a damage list. Citizens asks for the whole 4-point report on properties past 20 years of age. How your own policy handles it is something your agent or insurer can explain.
Citizens sets two age lines: documentation of five years of remaining life for shingle roofs past 25 years, and for tile, slate, concrete or metal past 50.
Inspection
Inspection checklist and good times to order
An inspector looks for the items on the insurer's list: cracking, curling, heavy granule loss, exposed asphalt or felt, missing or loose tabs, soft decking, hail marks and leaks in the attic or on ceilings. For wind mitigation, the attic items matter too: deck nailing, roof-to-wall connectors and the sealed roof deck.
- Before a sale or purchase, when a written roof condition helps both sides.
- After an insurer letter that raises roof age.
- After a wind or rain event. Hurricane Ian put a 78 mph gust at Bartow and Irma reached 75 kt there.
- Before renewal, if your wind mitigation form, valid up to five years, is out of date.
Permit history also appears on the 4-point form, and the City of Auburndale Construction Services Office issues the building permits. A contractor may not offer you anything of value for an inspection or push you to file a claim.
Questions
Roof inspections in Auburndale: questions
Does a 15-year-old roof in Auburndale have to be replaced for insurance?
No. Under Fla. Stat. 627.7011(5), you may have an authorized inspector check a roof of 15 years or more. An insurer may not refuse coverage or decline to renew only because of roof age when the report shows at least 5 years of useful life remaining. About 34.9 percent of Auburndale homes were built before 1980, so this comes up often. Check with your agent or insurer on how this applies to your own policy.

Do mobile homes in Auburndale need the same roof inspection?
Mobile homes are 7.1 percent of Auburndale's housing units and follow the HUD code, not the Florida Building Code. Citizens still requires a 4-point inspection, roof section included, for mobile home applications on properties over 20 years old. The Senate staff note that the 15-year rule section does not apply to mobile home policies. Before you schedule anything, find out from your insurer which roof documents it expects to receive.

Who can sign a roof inspection for an insurer?
Whoever carries out the inspection, your insurer is required to accept the result. The people who qualify to inspect include a licensed home inspector, a building code inspector, a professional engineer, an architect, or a licensed general, building, residential or roofing contractor. Citizens' roof inspection form takes a contractor, building code inspector or home inspector, with photos of each slope. With 73.3 percent of Auburndale homes owner-occupied, most owners can order this themselves.

How long is a wind mitigation inspection good for?
The current version, Form OIR-B1-1802 (Rev. 04/26), remains valid for as long as five years, so long as the structure has not had material changes and nothing on the form is inaccurate. The Polk County storms of Ian and Nicole, both under FEMA declarations, are a reason to confirm nothing has changed. Your insurer can tell you how it uses the form under your policy.
