Once a property passes 20 years of age, Citizens requires a 4-point inspection. Its roof section can take the place of the separate roof form when photos of each slope are attached. On soft roofs such as shingle, Citizens wants documented remaining life once the roof passes 25 years.

- Before selling: a current report answers a buyer's first question.
- After an insurer letter citing roof age: the 15-year rule lets you get your own inspection.
- After a storm: Hurricane Irma and Hurricane Ian both brought damaging gusts to Polk County.
If a repair follows, permits go through the Polk County Building Division, since Fuller Heights is an unincorporated place. The 25 percent rule limits how much of a roof you can repair in 12 months before the whole roof must be redone, unless it already meets the 2007 Florida Building Code or later.

Not on age alone. When your roof reaches 15 years or more, you are entitled to have an authorized inspector examine it, paid for by you, before the insurer can demand a replacement. The insurer may not decline coverage or non-renew you only because of the roof's age when the inspection finds 5 or more years of useful life left. Likewise, a roof younger than 15 years cannot be the sole reason an insurer turns down a policy. Authorized inspectors include licensed home inspectors, roofing contractors, engineers and architects the insurer approves.
