Roof inspections in Treasure Island, FL
Only 0.8 percent of Treasure Island housing units are mobile homes, so nearly every roof here follows the Florida Building Code, not the HUD code. Most homes are also old. Many of these roofs are likely past the 15-year mark insurers watch, and an inspection tells you what is left.

Housing age
How old are Treasure Island roofs?
The median home here was built in 1970, and 93.6 percent of homes predate 2000. By our arithmetic, that leaves 6.4 percent built in 2000 or later. That suggests many original roofs are long gone, and the roofs now on these houses are replacements of mixed age.
Roof age drives a state rule for your insurance renewal. Under 15 years, an insurer cannot turn you away solely over the roof's age. At 15 years and up, you can hire an authorized inspector, paying for it yourself. When a report shows 5 or more years of useful life remaining, an insurer cannot refuse or non-renew a policy on the basis of roof age alone.
About 74.4 percent of occupied homes here are owner-occupied, so most roof decisions rest with the person living under it. The median resident age of 62.7 suggests many owners will want a clear written answer before a renewal date, not a sales pitch.
Inspection scope
What a roof inspection checks
A roofer's report for your insurer mirrors the 4-point form. Its roof section records the covering material, roof age, remaining useful life, date of the last roofing permit, and any full or partial replacement. It also records overall condition. Photos of each roof slope are expected.
- Cracking, curling, cupping and heavy granule loss
- Exposed felt or asphalt, plus loose, missing or cracked tabs and tiles
- Soft spots in the decking
- Leaks showing in the attic, under the decking or on ceilings below
A wind mitigation inspection is separate. It uses form OIR-B1-1802, effective April 1, 2026, and covers attic items you cannot see, such as roof deck nailing and roof-to-wall connectors. The city states its wind requirement as 147-150 mph, Wind Exposure D, which sets the stakes for those connections on this island.
Timing
When to order an inspection
Order one before you buy or sell, when an insurer sends a roof-age letter, and after a storm. Treasure Island sits at about three feet of elevation and water covers 71.3 percent of its area, so storm surge and wind are real risks to every roof here.
After Hurricane Helene in 2024, most Pinellas surge deaths were on the barrier islands that include Treasure Island. If a storm damages your roof, notice to your insurer must arrive within 1 year of the date of loss. Before assuming anything about coverage, ask your insurer or agent what your own policy includes.
Roof work here goes through the City of Treasure Island Building Division. Confirm permit and reroof requirements with that office before work starts. Also remember the 25 percent rule: repairing more than 25 percent of a roof in 12 months can trigger replacing the whole covering, unless the roof was built or redone under the 2007 Florida Building Code or later.
Questions
Roof inspections in Treasure Island: questions
Does my Treasure Island roof need an inspection at 15 years?
Florida law does not force an inspection at 15 years, but it gives you a right. Once your roof reaches that age, you can bring in an authorized inspector at your own cost, and your insurer must allow it. A finding of 5 or more years of useful life limits an age-only refusal or non-renewal. About 93.6 percent of homes here were built before 2000, so many owners may face this question. When you want to understand what your policy's terms say, your insurer or agent can answer that for you.

What does the roof section of the 4-point inspection ask?
It asks for the covering material, roof age, remaining useful life, date of the last roofing permit, whether the roof was fully or partly replaced and the percentage, overall condition, and any damage. Citizens asks for this form on dwellings more than 20 years old. Photos of every roof slope let the roof section stand in for the Roof Inspection Form. With 75.3 percent of Treasure Island homes built before 1980, many properties here fall in that range.

How long is a wind mitigation inspection good for?
Form OIR-B1-1802 is valid for up to five years, provided no material changes have been made to the structure and no inaccuracies are found on the form. April 1, 2026 is the date the current revision went into effect. On Treasure Island, where the city states wind requirements of 147-150 mph, Wind Exposure D, a fresh form after a reroof or connector upgrade is worth a call to your insurer or agent.
