Roof repair in Lantana, FL
The Town of Lantana's Flood Zone Building Requirements page sets a line that matters before any big roof job: work costing 50% or more of a building's market value counts as a substantial improvement. A roof repair rarely reaches that, but a full rebuild of a flood-zone home might. Confirm with the building office first.

Storm damage
Where Lantana roofs fail in storms
Lantana's median home was built in 1975, while the Palm Beach County median is 1986. That suggests many roofs here sit on older decks and older flashing details. Older work is where leaks tend to start.
Federal damage surveys point to the same weak spots. Lost ridge vents leave large openings in the deck, and one surveyed house had ceilings collapse though only ridge shingles and vent were gone. Soffits that fail let in water too. Water also tends to get in along flashing where walls meet the roof, where slopes change, and around vent pipes and chimneys.
The storms are real here. Irma pushed 2 to 4 feet of surge over ground along the Palm Beach County coast in 2017, and a September 2022 tornado in the county collapsed a house roof. Water covers 20.4% of Lantana's area, so wind-driven rain reaches many roofs.
Repair limits
How the 25% rule decides between patching and a full replacement
Florida's code caps repair, replacement or recovery at 25 percent of a roof or roof section in any 12-month period. After repairs go beyond that threshold, you must redo the whole roof section. One exception: a roof already built or repaired to the 2007 Florida Building Code or later only needs the repaired part to meet current code.
Palm Beach County is outside the High Velocity Hurricane Zone, so Lantana follows the standard code, not the stricter Miami-Dade and Broward rules. Whether a small repair needs a permit is the building official's call, so ask the Town of Lantana Building Permits office before work starts.
Roof age also matters for insurance. If your roof is 15 years old or more, you can have an authorized inspector examine it at your own expense, and the insurer has to allow that. If the inspector finds 5 or more years of remaining life, the insurer may not drop you solely because of the roof's age. To learn how your policy treats this situation, ask your insurer or agent.
After the storm
What to do safely after a storm
- Stay off the roof. Look from the ground for missing shingles, lifted ridge caps and torn flashing.
- Check the attic for damp decking, stains and light coming through.
- Photograph every sign of damage, indoors and out, before anything is moved.
- Cover openings only from a safe position, and leave steep or wet work to a roofer.
A new or reopened property claim is barred unless notice reaches your insurer within 1 year of the loss. Florida law also limits what roofers may say about claims, so take coverage questions to your insurer or agent.
Questions
Roof repair in Lantana: questions
Does a roof repair in Lantana need a permit?
It depends on the repair. The Florida Building Code requires a permit to alter or repair a building, but it lets the building official approve ordinary minor repairs without one. The Town of Lantana runs its own Building Permits office, so call it before work starts. Larger work, or anything near the 25 percent line, should be treated as permitted work. Ask the office to confirm in writing what your repair needs.

What is the 25% roof rule in Florida?
Not more than 25 percent of a roof or roof section may be repaired, replaced or recovered in any 12-month period unless the whole section is redone. A roof that was already built or repaired to the 2007 Florida Building Code or a later edition is the exception. Since Lantana's median home was built in 1975, many roofs here may fall under the plain 25 percent limit, but only a roof inspection can tell you.

Do Lantana homes follow the High Velocity Hurricane Zone code?
No. That zone covers Miami-Dade and Broward only. Palm Beach County, including Lantana, follows the standard Florida Building Code. Your roof's wind design still depends on the design wind speed for your address, which ASCE 7-22 sets. Check with the building office if you are unsure which wind region your home falls in.

Can a roof repair count as a substantial improvement in a flood zone?
Lantana's Flood Zone Building Requirements page defines substantial improvement as work costing 50% or more of a structure's market value. Buildings in flood zones that reach that line must be built to Base Flood Elevation plus 1 foot. A typical repair is far below it. Ask the Town of Lantana building office how it counts a roof project on your property.
