Palm Beach County has seen tropical-storm-force winds from Hurricane Matthew in 2016. In 2022 a tornado tied to Hurricane Ian injured 2 people when a house roof collapsed. Wind damage on shingle roofs usually starts at the edges: loose tabs, lifted ridge caps and torn flashing.
Water follows the openings. FEMA field teams found that lost ridge vents can expose large openings in the roof deck, and that soffits have a poor record in hurricanes. Check flashing at wall joints, chimneys, vent pipes and changes of slope, because the code requires flashing at those spots.
Hypoluxo sits on the mainland shore of the Lake Worth Lagoon, and 41.9 percent of its housing units are in buildings of 10 or more units. A leak in those buildings usually belongs to the association's roof, so report it to your board or manager first.

Repair or replace: the 25 percent rule
Under the code, no more than 25 percent of a roof or roof section can be patched within any 12-month period. Once repairs would pass that cap, the covering on the whole roof or section has to be replaced instead. What is the 15 year roof rule in Florida?
The 15 year roof rule in Florida is a state law, Fla. Stat. 627.7011(5), about insuring older roofs. For a roof 15 years or older, the insurer must allow you to have an authorized inspector check it at your expense before requiring the roof to be replaced.
