Why age drives roof inspections in Lantana

Of Lantana's homes, 56.2 percent were built before 1980, against 33.5 percent across Palm Beach County. Many of those roofs are likely on a second or later covering, and the age of that covering is what insurers ask about. Their line is drawn at 15 years.

What a Lantana roof inspection checks

The 4-point form's roof section records the covering material, roof age, remaining useful life and the date of the last roofing permit.   • Granule loss, plus bare asphalt or exposed felt
  • Missing, loose or cracked tabs or tiles
  • Soft spots in the decking

A wind mitigation inspection is separate. It looks at attic items you cannot see: roof deck attachment, roof-to-wall connections and any sealed roof deck. Form OIR-B1-1802 stays valid up to five years, provided the structure has no material changes. One visit can cover both inspections.

Order one when you buy or sell, or when an insurer letter questions your roof age. For any property over 20 years old, Citizens calls for a 4-point inspection. It also wants documentation of five years of remaining life for shingle roofs older than 25 years, or hard roofs such as tile or metal older than 50 years. With a median build year of 1975, many Lantana homes are old enough for these checks.

Who can do a roof inspection for my insurer?

Florida law lists a licensed home inspector, a building code inspector, a licensed roofing or general contractor, a professional engineer, an architect, or anyone else the insurer recognizes as qualified. What is the 25% roof rule in Florida?

How long is a wind mitigation inspection good for in Lantana?

Form OIR-B1-1802, effective April 1, 2026, is valid for up to five years. This applies only while the structure undergoes no material changes and the form turns out to contain no inaccuracies.
