Where Manalapan roofs fail in a storm

Palm Beach County has taken real storm hits. Hurricane Irma in 2017 pushed 2-4 feet of surge above ground along the coast, and a Hurricane Ian tornado in 2022 collapsed the roof of a house in the county. Manalapan is mostly water, 95.8 percent of its area, so there is little shelter from wind off the Atlantic or the lagoon.

Federal damage teams point to the same weak spots again and again. Lost ridge vents leave large openings in the roof deck, and FEMA described a house whose ceilings collapsed though the only roof damage was ridge shingles and ridge vent. Soffits that fail let water into the attic as well.

Leaks also follow flashing. Code requires it at wall and roof meeting points, changes of slope, and roof openings such as vent pipes and chimneys. When you look from the ground, check those places first.

Repair or replace: the 25 percent rule

Florida code limits patching to 25 percent of a roof or roof section in any 12 months. Once repairs go beyond that point, you will need to redo the entire roof or the affected section. A Manalapan owner whose roof work dates from after the 2007 code took effect may be exempt from that, and a town ordinance cannot change the exemption.

The median Manalapan home was built in 1979, close to the county figure of 1986.
