Inspections and sequence
What a new Hypoluxo build must pass before the roof goes on
The inspections run in a fixed order, and the roof comes late. Inspectors check the framing only once the roof is finished, including the framing, fireblocking and bracing. Sheathing follows, either as a dry-in inspection or on request once all roof and wall sheathing and fasteners are complete. Roofing is checked for dry-in, insulation, roof coverings and flashing before the final.
Ask your roofer to confirm the sheathing nails before the framing crew closes the deck. The code calls for ring shank nails of a set type. Where the sheathing is 15/32 inch or thinner, two other ring shank types are also allowed.
- Choose a dry-in method from the three the code allows for shingle, metal and similar roofs.
- Install drip edge at the eaves and gables, with fasteners spaced closer where wind speeds are higher.
- Confirm the roofing product's statewide approval number is on the permit paperwork.
Who can install
Which roofing contractor may do the work in Palm Beach County
On a new building he owns, a builder is allowed to put in asphalt shingles with his own crew. Work on tile, metal or membrane roofs has to be handed to a roofing contractor who holds state certification or registration. A general contractor that was certified after 1973 may not advertise as a roofer without that certification or registration.
Before you sign anything, look the company up in the Florida license database. Some owners use a private provider for plan review and inspections instead of the town. That choice must be made in writing by the fee owner or its contractor.
Questions
New construction roofing in Hypoluxo: questions
Do new Hypoluxo roofs have to meet a new code edition?
Yes, if the permit is submitted on or after December 31, 2026. The Ninth Edition of the Florida Building Code becomes effective that day, and all permit applications and plans submitted on or after it must comply. Before that date the Eighth Edition, which took effect December 31, 2023, governs. Hypoluxo has 2,687 residents in the 2020 Census, so most new work will fall under whichever edition applies on the date you file. Confirm the date with the Town of Hypoluxo Building and Zoning office.

Who pays if a new Hypoluxo roof fails in its first year?
Florida law makes the builder responsible for defects that cause a material code violation for one year after the home is conveyed or first occupied, whichever comes first. The statute excludes normal wear and tear, settling, owner-caused defects and damage from natural disasters. You should read the builder's written terms, and you should keep your own records. Call the Town of Hypoluxo Building and Zoning office or the state contractor board for the details that apply to your permit.

Does a new Hypoluxo roof need a permit from the town?
Yes, the roof is part of the permitted build. The Town of Hypoluxo Building and Zoning office issues the permit. Roofing is inspected at dry-in and again at roof covering and flashing before the final. Hypoluxo has 3,000 homes in the 2020 Census count of 2,687 residents, so most new roofs will go through the same town process. Ask the office which edition applies to your filing date.
