Wind mitigation uses its own form, OIR-B1-1802, which stays valid up to five years unless the structure changes. It covers attic items you cannot see from the ground, such as deck attachment and roof-to-wall connections. The person signing must inspect the home personally.

Timing

When to order a roof inspection here

Order one when you buy or sell, or when your insurer sends a roof-age letter. A letter about a roof 15 years or older is the moment to use your right to an inspection. Palm Beach County is outside the High Velocity Hurricane Zone, but the design wind speed for your address still sorts the home into a wind region on the mitigation form.

After a storm, book an inspection before you contact anyone about a claim. Hurricane Dorian stayed offshore in 2019, yet a storm surge warning ran from Lantana northward, a reminder that a near miss can still strain a roof. Notice of a new claim must reach your insurer within 1 year of the loss, and a supplemental claim within 18 months.

If 31.1 percent of homes here are seasonal, a closed house can hide a leak for months. Ask a neighbor or property manager to check the attic after any big storm. For permit questions on any roof work, confirm with the Town of Hypoluxo Building and Zoning office.

What is the 15 year roof rule in Florida?

Fla. Stat. 627.7011(5) bars an insurer from declining to issue or renew your homeowner's policy solely on the grounds that the roof is under 15 years old. If your roof has reached 15 years or more, the insurer has to allow an authorized inspector to examine it, and you pay for that inspection. If that inspection shows 5 or more years of useful life left, the insurer may not refuse or non-renew over roof age alone. Who counts as an authorized inspector for my roof?
