Schedule one ahead of a purchase or sale, once an insurer sends you a roof-age letter, or following a storm. Hurricane Irma put peak gusts near 69 knots at Orlando International, and Matthew left mostly minor damage from falling branches. An inspection after wind like that documents what changed.

The 25 percent rule caps whatever repair comes next. If you repair, replace or recover more than 25 percent of a roof section in 12 months, the whole section must be replaced. A roof qualifies for the exception only if it was built, repaired or replaced to the 2007 Florida Building Code or a later edition, and the 2007 code took effect on March 1, 2009.

What is the 25% roof rule in Florida?

In any 12-month period, no more than 25 percent of a roof section can be repaired, replaced or recovered, unless the entire section is replaced or recovered. The rule does not apply when the existing roof was built, repaired or replaced under the 2007 Florida Building Code or a later edition. Citizens' Roof Inspection Form must be signed by a general, residential, building or roofing contractor, a building code inspector, or a Florida-licensed home inspector, with photos of each roof slope. The 4-point form's roof section can take its place when it includes those photos. Does a Windermere inspection cover mobile homes differently?

Mobile homes are only 0.4 percent of Windermere housing units, but they follow different rules. Senate staff note that the 15-year roof rule in Fla.
