Age and insurers

Roof ages in a town built mostly after 2000

Lake Butler homes are newer than the county average. The median year built is 2003 here against 1994 countywide. That describes homes, not roofs, so you cannot read a roof's age from it. A roof replaced after a storm may be far younger than the house. One built in 2003 and never replaced is already past 15 years.

Florida law puts the line at 15 years. Below it, an insurer cannot turn down or drop a homeowner policy solely over roof age. At 15 years or more, Lake Butler owners may hire an authorized inspector at their own cost. A wind mitigation inspection is separate. It uses form OIR-B1-1802, effective April 1, 2026, and the report stays valid for up to five years if nothing material changes. It looks at roof deck attachment, roof-to-wall connections and a sealed roof deck, items you cannot see from the ground. The signer must inspect in person.

Nothing in the statute orders an inspection when a roof turns 15. The rule governs insurers.
