Roof inspections in Oak Ridge, FL
Mobile homes are only 1.4 percent of Oak Ridge housing units, so most roofs here follow the Florida Building Code, not the HUD code. The age of the housing matters more. Many roofs are likely near the 15-year mark that insurers use, and an inspection tells you what is left.

Housing age
Oak Ridge housing age and what it suggests for roofs
The median Oak Ridge home was built in 1981, against 1994 countywide. Homes built before 1980 make up 46.7 percent of units here and 26.1 percent of Orange County. Homes built in 2010 or later are 4.1 percent here, but 19.3 percent countywide.
Many Oak Ridge houses have been reroofed since the 1980s, so the covering on yours could be much younger than the walls under it. That suggests age is worth confirming on your own roof, from permit records or an inspector's findings.
Florida rules
What Florida law and the 4-point form ask about your roof
Under Fla. Stat. 627.7011(5), an insurer cannot refuse or non-renew a policy on the sole basis that the roof is under 15 years old. At 15 years or more, the insurer must allow you to hire an authorized inspector at your own cost. A finding of 5 or more years of useful life stops the insurer from refusing or non-renewing on age alone.
The roof section of the 4-point form records covering material, roof age, remaining useful life, date of the last roofing permit, and whether the roof was replaced in full or in part. It also lists damage items such as cupping, curling, granule loss, soft decking and visible leaks. For homes over 20 years old, Citizens requests this form.
Where a shingle roof is older than 25 years, Citizens expects documentation showing at least five years of remaining life. For hard roofs such as tile or metal, that line is 50 years. What your own policy requires is something your insurer or agent can confirm.
When to inspect
When to order a roof inspection in Oak Ridge
- Before a purchase or sale closes, this lets everyone see how many years the roof has left.
- Once a letter about roof age arrives from your insurer.
- After a storm, since Hurricane Irma gusts reached 69 kt at Orlando International.
- Before a repair, to see whether the 25 percent rule applies.
An inspection for an insurer covers what the forms ask: covering, age, remaining life, permit history, damage and leaks. On the wind mitigation side, it also documents hidden attic details, including deck nailing and roof-to-wall connectors, and includes photos.
Roof permit questions in Oak Ridge go to the Orange County Division of Building Safety, which handles permit applications and inspection requests online through its Fast Track portal. Confirm requirements with that office before work starts.
Questions
Roof inspections in Oak Ridge: questions
Who can inspect my roof for my insurer in Florida?
Under Fla. Stat. 627.7011(5)(a), an authorized inspector must be accepted by your insurer. That can be a licensed home inspector, a certified building code inspector, a licensed general, building or residential contractor, a roofing contractor, an engineer, an architect, or anyone else the insurer recognizes as qualified. With a median Oak Ridge home built in 1981, many owners may need this inspection, so ask your insurer or agent for its list before you book.

Does a 15-year-old roof in Oak Ridge mean my insurer can drop me?
No, not solely because of roof age. Florida law bars an insurer from declining to issue or renew a homeowner's policy for the sole reason that the roof is under 15 years old. For a roof 15 years or older, the insurer must let you have an authorized inspector check it at your own expense before requiring replacement. If that inspection shows 5 or more years of useful life remaining, the insurer may not refuse or non-renew solely for age. In Oak Ridge the median year homes were built is 1981, so many owners may reach this 15-year point. Check details with your insurer.

How long does a wind mitigation inspection last?
The current form, OIR-B1-1802 (Rev. 04/26), is valid for up to five years if no material changes are made to the structure and no inaccuracies are found on it. It records the building code era, roof covering, deck attachment, roof-to-wall connections, roof geometry, sealed roof deck and opening protection. Ask your insurer how it applies discounts.

Can a roofer offer me an inspection for nothing after a storm in Oak Ridge?
Florida limits this. Under Fla. Stat. 489.147, a contractor may not offer anything of value for a roof inspection or a claim, and may not advise you on coverage unless licensed as a public adjuster. Every contract has to include a notice advising you to check your coverage with your insurer before anything else. Orange County storms like Hurricane Irma, with gusts of 69 kt at Orlando International, make such offers common.
