What is the 15 year roof rule in Florida?

Fla. Stat. 627.7011(5) bars an insurer from refusing or non-renewing a policy on the sole ground that the roof is under 15 years old. Once a roof reaches 15 years or more, the insurer is required to allow you to bring in an authorized inspector, and you pay for that inspection yourself. If the inspector finds 5 or more years of useful life left, age alone cannot be the reason to refuse or non-renew. With 60.1 percent of Conway homes built before 1980, this rule applies to many houses here.

Who can inspect my roof for my insurer in Conway?

Your insurer has to accept the inspector, and the person must hold one of several credentials: a home inspector license, a building code inspector certification, a general or roofing contractor license, or work as a professional engineer or architect. The insurer may also recognize others. Confirm the license through the state before you hire anyone, and ask your insurer or agent which forms it wants. Does the 25 percent roof rule affect an inspection finding?

It can. Florida's rule says that if more than 25 percent of a roof section is repaired or replaced in any 12-month period, the whole section must be replaced or recovered. A roof that itself was built, repaired or replaced under the 2007 Florida Building Code or later gets an exception.
