Is a wind mitigation inspection the same as a roof inspection?
No. A roof inspection covers condition and remaining life. A wind mitigation inspection uses form OIR-B1-1802, effective April 1, 2026, and records building code era, roof deck attachment, roof-to-wall connections and opening protection. As long as nothing material changes, the form remains valid for up to five years. Edgewood's median build year of 1978 suggests many homes have older construction details worth documenting.

Can a roofer tell me what my policy covers after a storm?
No. Florida Statute 489.147 bars a roofing contractor from advising on coverage or adjusting a claim without a public adjuster license. Offering anything of value in exchange for a roof inspection or a claim is also off limits for a contractor. Check coverage with your insurer or agent before signing any roof contract. The contract itself must carry a bold notice saying so. After Hurricane Irma in 2017, Orange County homeowners had to make these calls.
