Right now, the 2023 Florida Building Code, Eighth Edition, governs roofing work. Beginning December 31, 2026, every permit application submitted on or after that date must meet the requirements of the Ninth Edition. Under Florida law a general contractor must subcontract roofing unless it holds a roofing certificate or registration, with an exception for asphalt or fiberglass shingles on a new building the contractor builds itself. The most direct new rule for a new home is Florida Statute 553.837, which took effect July 1, 2025. It requires a builder to warrant a newly constructed home for 1 year against defects in equipment, material or workmanship that cause a material violation of the Florida Building Code. Coverage does not extend to ordinary wear, settling, defects you cause, or acts of God like a natural disaster. Many older homes in the area were built around 1975, so existing roofs there fall under different considerations than new construction. Ask your builder for the written terms.
