How old are Anna Maria roofs, and why does 15 years matter?

The median Anna Maria home was built in 1975, and 59.8 percent went up before 1980. That alone does not date any one roof, since many have been replaced. It does suggest that a good share of homes here have had at least one reroof, and that some owners cannot say when the last one happened.

Age matters because of Florida's 15-year rule in Statute 627.7011(5). Under 15 years, age alone cannot be the reason a carrier turns down or drops your homeowner's policy. The wind mitigation inspection uses its own form, OIR-B1-1802, rather than the standard report. It looks at items you cannot see from the ground: roof deck attachment, roof-to-wall connections and secondary water resistance. The form is valid for up to five years if the structure has not materially changed.
