New construction roofing in Bradenton Beach, FL

Only 6.2 percent of homes in Bradenton Beach were built in 2010 or later, so most roofing work here is on older structures. New construction is a small share of the island's roofing. If you are building or buying a new home here, the code edition, the deck and underlayment rules, and the inspection order all shape your schedule.

Code and timing

Which code edition governs a Bradenton Beach roof permit

The 2023 Florida Building Code, Eighth Edition, is the edition in force today on a Bradenton Beach permit. Plans filed on or after December 31, 2026 fall under the Ninth Edition. If your application lands near that date, ask the City of Bradenton Beach Building and Planning office which edition it will review under.

Because the island's new-build share is small, most of your permit questions will come from the code, not from local precedent. Confirm the edition in writing before the plans are finished.

Dry-in and edges

Deck, underlayment and drip edge on an island new build

Roof sheathing on new homes must be fastened with ASTM F1667 RSRS-03 ring shank nails, which are 2 1/2 inches long. RSRS-01 or RSRS-04 nails are allowed where the sheathing is 15/32 inch or thinner. The inspector looks for these nails at the sheathing inspection.

  • Either a self-adhering, polymer-modified bitumen membrane laid across the whole deck, or
  • A 3 3/4 inch membrane strip over every deck joint with an approved underlayment over the roof, or
  • Two plies of approved felt-style underlayment, nailed at the spacing the code calls for

Shingle roofs need drip edge at the eaves and gables, fastened at 12 inches on center. Where your ultimate wind speed or roof height is higher, the spacing tightens to 4 inches. Confirm the design wind speed on your plans with the building office.

Scheduling the build

Inspections and product approval for the roof

Florida's required inspection order puts framing first, then sheathing, then the dry-in and roofing inspection, and the final last. The sheathing inspection can be done as part of a dry-in inspection or on its own once all sheathing and fasteners are complete. Plan your crew around those calls.

Check each roofing product's Florida approval number on the Florida Building Commission product approval search before it goes on your Bradenton Beach permit.

Questions

New construction roofing in Bradenton Beach: questions

How many new homes are being built in Bradenton Beach?

Only 6.2 percent of homes in Bradenton Beach were built in 2010 or later, according to the Census Bureau's 2020 to 2024 estimates. The median home was built in 1975. That means most roofing work here is replacement on older homes. If you are planning a new build, your schedule will depend on the code edition in force when your permit is filed and the inspection order. Confirm both with the City of Bradenton Beach Building and Planning office.

Do I need a roofing contractor to install a new roof on a new house I am building?

Florida law allows a general contractor to install asphalt or fiberglass shingles itself, but only on a new building that contractor is constructing. Roofs made of tile, metal or membrane must be handled by a roofing contractor holding certification or registration. A general contractor certified after 1973 cannot hold itself out as a roofer unless it carries that certification. Many homes in this area were built around 1975, so older roofing materials and rules can differ from what new construction requires. Check any roofer's state license before you sign.

What is a builder warranty on a new home in Bradenton Beach?

Florida Statute 553.837 requires a builder to warrant a newly constructed Bradenton Beach home for 1 year against construction defects that cause a material violation of the Florida Building Code. The clock starts on the earlier of two dates: the day title first transferred or the day anyone first moved in. It does not cover normal wear, settling, owner-caused defects or acts of God such as a natural disaster. Ask your builder for the written terms.

Can a private provider inspect my new roof in Bradenton Beach?

Under Florida Statute 553.791, the fee owner of a Bradenton Beach building, or the owner's contractor with written authority, may choose a private provider for plan review or building inspections at any time. Your private provider has to be a licensed building code administrator, engineer or architect. The choice does not remove any required inspection from the list in the code. Confirm with the City of Bradenton Beach office how it handles private provider inspections.
