Ring shank nails are what hold the roof deck in place. The rule calls for RSRS-03 nails sized 2.5 inches by 0.131 inches with a 0.281 inch head, and RSRS-01 or RSRS-04 are allowed on sheathing 15/32 inch or thinner. Your roofer and the inspector both check this before the dry-in inspection.

  • Option one: full-deck self-adhering polymer-modified bitumen underlayment under ASTM D1970.
  • Option two: a 3.75 inch strip of membrane or tape over each deck joint, then approved underlayment across the roof.
  • Option three: two layers of approved felt-type underlayment, fastened 12 inches on center in the field.

Shingle roofs also need drip edge at the eaves and gables, nailed no more than 12 inches on center. Palmetto sits on the Manatee River bank with 8.3 percent of its area in water, so wind-driven rain reaches eaves here. Where wind speeds are high, the spacing tightens to 4 inches.

The code lists the inspections in order: foundation, framing, sheathing, wall covering and soffit, roofing, then final. At the roofing inspection, dry-in, insulation, roof coverings, and flashing are all checked. Ask your roofer to book the sheathing inspection once all roof and wall sheathing and fasteners are complete.

Florida law lets the owner choose a private provider for plan review or inspections, but the owner may do so only in writing. A permit also lapses if work does not begin within 6 months of issuance, so schedule the roof close to the build calendar.

What is the 25% roof rule in Florida?

The rule says no more than 25 percent of an existing roof may be repaired, replaced or recovered in any 12-month period unless the whole roof is replaced. A roof built to the 2007 Florida Building Code or later can be exempt for repaired sections. Palmetto homes are mostly older, so confirm with the City of Palmetto Building Department before scheduling partial work.
