The median year built here is 1996, with a margin of error of 2 years. Homes built before 1980 make up 15.1 percent of the housing, and only 7.9 percent went up in 2010 or later. A home is not its roof, so the build year alone cannot tell you the roof's age. Ask for the roof's own permit date.

Roof age drives insurance. Under Fla. Stat. 627.7011(5), an insurer may not refuse or non-renew a homeowner's policy solely because a roof is under 15 years old. At 15 years or more, you may have an authorized inspector check it at your expense. A report showing 5 or more years of useful life left blocks a refusal based on age alone. Your insurer or agent can tell you how this fits your own policy.

Hillsborough County permits and the 25 percent rule

Valrico operates without a municipal government building of its own. As an unincorporated community, it takes roof permits from the Hillsborough County building office. The county's Building Permits & Records page is the place to start, and the office can confirm what your address needs.

The 25 percent rule affects partial repairs. Fix more than a quarter of a roof section within 12 months and the entire section must be replaced or recovered. A roof that was itself built, repaired or replaced under the 2007 Florida Building Code or later, effective March 1, 2009, gets an exception: only the work you are doing must meet current code.

Permits also run on clocks. Once issued, the permit expires after 6 months if the work has not started. The 2023 code edition took effect December 31, 2023, and the Ninth Edition governs applications filed on or after December 31, 2026.

If your home sits in an HOA or CDD community, check its rules too. FishHawk Ranch, for example, carries a Community Development District fee. Historic district review applies in the City of Tampa, not in unincorporated Valrico.

Tampa's normal annual rainfall is 49.48 inches, and about 61 percent of it falls from June through September. Plant City, to the east, runs wetter at about 56.1 inches a year. NOAA Atlas 14 puts a 100-year 24-hour rain at Valrico at 10.9 inches.

As a category 1 storm, Hurricane Irma crossed the ground between Tampa and Orlando in 2017. Hurricane Eta in 2020 dropped rain totals topping 10 inches in the Sun City Center area. Lightning is a roof hazard too, since the Tampa Bay corridor gets the most in the country, mostly May through October.

Across any 12-month span, repairing, replacing or recovering more than 25 percent of one roof section requires redoing that entire section. The exception applies when the existing roof was built, repaired or replaced under the 2007 Florida Building Code or later. In that case, only the patched portion has to satisfy today's code.
