Hillsborough County ยท Census-designated place
Roofing in Fish Hawk, Florida
FishHawk Ranch is a planned community of several villages covering more than 3,000 acres, and it was the first green new-home community of its kind in Hillsborough County. That history matters for your roof. Many homes here are newer, which affects roof age, insurer paperwork and which county office issues your permit.

Roof age here
How old are roofs in Fish Hawk?
The median home here was built in 2009, and about 46 percent of homes went up in 2010 or later. Only about 10 percent predate 2000. That suggests most roofs are not yet at the age where replacement is routine, but many were installed on the early end of that range and will reach 25 years in the coming decade.
Citizens Property Insurance asks for documentation of at least five years of remaining useful life once a roof passes 25 years if it is shingle, or 50 years if it is tile, slate, clay, concrete or metal. Because so many roofs here are still under that line, you may not need that paperwork soon. Check with your insurer or agent before you assume.
Permits and review
Who permits roof work in Fish Hawk?
Because Fish Hawk falls outside any city limits, the Hillsborough County building office handles roof permits for your home. Its permit records page is the place to confirm a permit and its status before work starts.
Under the county rule on partial reroofing, no more than 25 percent of a roof can be repaired or replaced in any 12-month period unless the entire roof covering is replaced. A roof built or repaired to the 2007 code or any later edition only needs the new section to meet current code, which matters for a FishHawk Ranch home built after 2009.
Once the county issues your permit, the Florida Building Code gives you 6 months to start work. If a job then sits idle for 6 months, the permit lapses and you would need to reapply.

Storms and rain
Storm and rain exposure for Fish Hawk roofs
Tampa International Airport averages about 49.5 inches of rain a year, and roughly six of every ten inches arrive June through September. In a 10-year, 24-hour storm, the nearby rainfall estimate is 6.26 inches. Flashing, gutters and drainage on a low-slope section matter more than you might expect.
Hurricane Eta in 2020 brought 3 to 4 feet of storm surge to the Tampa Bay area and up to 10.64 inches of rain in parts of coastal Hillsborough. Hurricane Hermine in 2016 caused freshwater flooding across Hillsborough. Fish Hawk sits inland, but these events show how far water can reach.

Questions
Fish Hawk roofing questions
Do I need a permit to replace my roof in Fish Hawk?
Yes, in most cases you need a permit from Hillsborough County because Fish Hawk is unincorporated. The county's permit records page lets you check permit status. Ask your roofer to pull the permit and confirm it is active before work begins. Under the Florida Building Code, work must start within 6 months of issuance.

Does my HOA or CDD have rules about my roof?
FishHawk Ranch is part of a Community Development District, and residents pay a CDD fee for their subdivision. Your deed, HOA documents or CDD rules may set requirements for roof materials or color. Check those documents before you choose a material, since the county permit does not cover them.

What if I only need part of my roof repaired?
The county limits partial work to 25 percent of the roof in any 12-month period. If more than that is involved, the whole covering may need replacing. For a FishHawk Ranch home built after 2009, the roof likely falls under the later-edition exception, so only the repaired portion must meet current code. Confirm the details with the Hillsborough County building office before you sign.

Will Citizens require roof documentation for my home?
Citizens requires documentation of at least five years of remaining useful life once a shingle roof is over 25 years old, or a tile, slate, clay, concrete or metal roof is over 50 years old. Most homes here were built in 2009, so many roofs are not yet at those ages. Confirm which requirement applies to your home with your insurer or agent.
