Roof repair in Valrico, FL

In Valrico, 14.4 percent of housing units are mobile homes, so the first question on a roof repair is which code applies to your roof. Site-built homes follow the Florida Building Code. Mobile homes follow the HUD code. Start by confirming which one you own.

Storm damage

Where Valrico roofs fail in a hurricane

Valrico sits about 14 miles east of Tampa, so you get the outer bands of Gulf storms more often than direct surge. In 2017, Hurricane Irma moved between Tampa and Orlando as a category 1 storm. Damage from storms like that usually starts on the roof surface.

FEMA field teams found that damaged roof covering was a primary source of water getting into homes. Lost ridge vents expose large openings in the deck, and in one example house the ceilings collapsed although only ridge shingles and the vent were gone.

Leaks also follow the flashing. The code requires it at wall and roof intersections, changes of slope, and roof openings, so inspect those spots, plus vent pipes and valleys, before you look at open shingle field.

Repair or replace

Repair or replace: the 25 percent rule

Florida limits patching to 25 percent of a roof or roof section across any 12-month stretch. When repair work goes past that share, you must replace or recover the whole roof section. A roof falls under the exception only if that roof was itself built, repaired or replaced in compliance with the 2007 Florida Building Code or any later edition, and the 2007 code took effect March 1, 2009. In that case, only the repaired portion has to meet current code.

Your home's build year does not tell you which side of that line your roof falls on. About 59.1 percent of Valrico homes were built before 2000, and a roof may have been redone since, so find the date of the last reroof permit. By our arithmetic, that leaves roughly 41 percent built in 2000 or later.

Once your roof reaches 15 years of age, your insurer must allow an authorized inspector to examine it at your own expense. Age alone cannot be the reason it refuses or non-renews you when that inspection finds 5 or more years of useful life remaining. Your insurer or agent can tell you how that rule applies to your policy.

Next steps

Safe steps after a storm and permits

Stay off a wet or damaged roof. From the ground, look for missing or cracked tabs, exposed felt, granule loss and stains on ceilings. These are the same items an insurer's inspector checks. Photograph them, then cover openings only from a safe position.

Because Valrico is unincorporated, the Hillsborough County building office issues roof permits. Small repairs may be allowed without a permit at the building official's discretion, so ask the office before you start.

With 79 percent of occupied homes owner-occupied, most repair decisions here fall to the homeowner. Fla. Stat. 489.147 bars roofing contractors from soliciting insurance claims or offering anything of value for an inspection. Take questions about coverage to your insurer.

Questions

Roof repair in Valrico: questions

What is the 25% roof rule in Florida?

Unless the whole roof section is replaced or recovered, no more than 25 percent of a roof or roof section can be repaired, replaced or recovered within any 12-month period. Roofs built, repaired or replaced under the 2007 Florida Building Code or later qualify for an exception. In that case, only the repaired portion has to meet current code. Valrico roofs are permitted through the Hillsborough County building office, so ask there for your roof's permit history.

Do mobile homes in Valrico follow the same roof code?

No. Mobile and manufactured homes follow the HUD code, not the Florida Building Code. About 14.4 percent of Valrico housing units are mobile homes, so this affects a real share of owners. Before repairs, confirm with the Hillsborough County building office which rules and permits apply to your home.

Can my insurer drop me because my roof is old?

Not solely for age if you act. When a roof is 15 years or older, you can have an authorized inspector check it at your expense, and your insurer must permit that. If that shows 5 or more years of useful life left, the insurer may not refuse or non-renew only because of age. With about 59.1 percent of Valrico homes built before 2000, many owners may face this. Ask your insurer or agent for details.

How long do I have to report storm damage?

Florida sets a one-year window from the date of loss for a new or reopened property claim, and 18 months for a supplemental claim. Hurricane season runs June 1 to November 30, so a late-season storm in Valrico can push your deadline into the next calendar year. Confirm your exact dates with your insurer or agent.
