Stat. 718.112(2)(g) requires a structural integrity reserve study at least every 10 years for each building three or more habitable stories tall, and the roof is the first item. Where a parapet or raised edge could hold water if the main drains clog, the building code also requires secondary overflow drains or scuppers (1503.4.1). Can a Brandon building get a new metal roof without a tear-off?
