What the permit date means for a new Plantation roof

Florida's current building code edition went into force at the end of 2023, and a newer edition takes over at the end of 2026. For a Plantation roof, the date your permit application reaches the city decides which set of rules applies. A plan filed a few weeks before the cutover can follow different roof requirements than one filed after it.

Plantation's roofs fall under the strongest wind provisions in the state, because the city lies inside Broward County's High Velocity Hurricane Zone. The county's Building Code Division covers unincorporated areas and cities that contract with it. Plantation runs its own Department of Building Safety, so confirm the permit route with the city before you submit plans.

Deck, underlayment and inspections on a new roof

The code sets an inspection order for new construction. Framing must be finished before the sheathing inspection, which covers roof sheathing, wall sheathing and fasteners. The roofing inspection then checks dry-in, insulation, roof coverings and flashing. Roof sheathing nails are specified by ASTM type, so the framer and roofer should agree on fasteners before sheathing goes on.

  • Choose one of three dry-in options for shingle, metal and similar roofs.
  • Install drip edge at eaves and gables, fastened at the spacing the code sets for your wind speed.
  • Use concrete or clay tile only over solid sheathing, following the manufacturer and the Florida tile manual.

Two six-month clocks apply to a Plantation permit. It lapses if work has not started within 6 months, and again if work is suspended for 6 months. An inspection passed within 180 days keeps the job counted as active. Time the framing and sheathing inspections so the roof stays inside those windows. Gutters are required on most new homes with eaves under 6 inches, and downspouts must discharge at least 1 foot from the wall.

What is the new law in Florida about roofs?

The main new rule for new homes is the builder warranty. Since July 1, 2025, a builder must warrant a newly constructed home for one year against defects in equipment, material or workmanship that violate the Florida Building Code. Normal wear and tear, settling, owner-caused defects and acts of God such as a natural disaster fall outside it. Ask the builder which period applies to your home and get the terms in writing. Does a new Plantation roof need a permit?

Yes. A roof on new construction is permitted through the City of Plantation Department of Building Safety. Inspections run in order, including a sheathing inspection and a roofing inspection. Submit plans with the product approval numbers. If the permit application is submitted on or after December 31, 2026, the Ninth Edition applies.

Who can install the roof on a new house in Plantation?

Stat. 489.113(3), a general contractor that lacks a roofing certificate or registration has to hire a subcontractor for roofing.
