Only 6.6 percent of homes in Lighthouse Point were built in 2010 or later, according to the Census Bureau's five-year survey. Because of this, the majority of roofs in the area are older, with new construction being the rare case. If you are building new in Broward County, the roof has to meet High Velocity Hurricane Zone rules, which apply to the whole county.

The edition of the code a new roof in Lighthouse Point must satisfy

Currently, the 2023 Florida Building Code, Eighth Edition, applies. The Ninth Edition takes effect December 31, 2026, and every permit submitted on or after that date must follow it. If your plans are still being drawn, the date you file decides which edition governs your roof.

Broward County is inside the High Velocity Hurricane Zone, so the strict HVHZ provisions apply to new roofs. Within 1 mile of the coast, wind-borne debris rules also reach many lots. Ask the City of Lighthouse Point Building and Zoning office whether your parcel falls in that band.

Materials and approval

Underlayment, drip edge and product approval for new roofs

On a new roof, the deck must be dried in before finish roofing goes on. For shingle and metal roofs, the code offers three options for getting the building dried in. One is a fully adhered polymer-modified bitumen underlayment. Another is tape over every deck joint with a full underlayment. The third is two layers of approved felt, nailed on set spacing.

  • Drip edge at eaves and gables, nailed no more than 12 inches apart, and 4 inches apart where wind speed is 110 mph or more.
  • Roof sheathing nailed with ring shank nails, using the RSRS-03 standard for most decks.
  • Tile only over solid sheathing and installed to the manufacturer or FRSA/TRI manual.

Any product sold as wind or debris protection must carry a statewide approval number. Check the Florida Building Commission product approval search by FL number before you accept a material. In the HVHZ, the permit application carries those numbers.

The code lists the roof inspections in order: framing after the roof is framed, sheathing or dry-in after all sheathing and fasteners are done, and roofing after dry-in, insulation, covering and flashing. Plan the roof crew's visits around those steps so the inspector sees each stage before it is covered.

The material determines who is allowed to do the installation. On a new building they own, a builder can put down asphalt shingles personally. Work involving tile, metal or membrane must be performed by a roofing contractor holding certification or registration. A permit also expires if work stops for 6 months, so keep the job moving.

What is the new law in Florida about roofs?

For a new home, Florida Statute 553.837 requires the builder to warrant the home for 1 year against defects in equipment, material or workmanship that violate the Florida Building Code. It took effect July 1, 2025. Your policy won't pay for normal aging, foundation shifting, problems created by the homeowner, or damage from natural disasters.
