New construction roofing in Melbourne Beach, FL

Only 3.1 percent of homes in Melbourne Beach were built in 2010 or later, so most roofing work here touches older houses. For a new build, the roof is inspected at set points in the construction sequence. The permit also follows whichever Florida Building Code edition applies on the day the application is filed. Plan the roof around those dates.

Code edition and dates

Which code edition a new roof in Melbourne Beach must meet

December 31, 2023 is the date the Florida Building Code, Eighth Edition, came into force. Florida's Ninth Edition building code is scheduled to start applying on December 31, 2026. Any permit application filed on or after that date must meet the Ninth Edition. Ask the Town of Melbourne Beach Building Department which edition it is applying to a new filing, because the date governs the whole project.

Melbourne Beach's Building Official handles building code review alongside coastal construction and coastal setback rules. A new roof here may need that review in addition to the standard permit. Confirm the coastal requirements before the roof design is finished, since they can affect the layout.

Dry-in and product approval

Product approval for the deck, underlayment and other components of a new roof

Roof sheathing has to be fastened with ring shank nails of a specified type, and the sheathing must be complete before the roof is dried in. A shingle or metal roof can be dried in with one of three underlayment methods. Each method has its own fastening spacing, so the roofer should name the method on the plans.

Florida requires product approval for roofing, and it is a statewide category. Check the Florida Building Commission product approval search by FL number before you accept a product. A Miami-Dade Notice of Acceptance covers use in Miami-Dade and other areas where the local building official allows it, and it has an expiration date. Do not rely on an old number.

Inspection sequence

Lining up the roof work with the build phases and the inspections that go with them

The building code lists the inspection order: foundation, framing, sheathing, exterior wall coverings and soffit, roofing, then final. You may combine the sheathing check with the dry-in inspection, or schedule it on its own once all decking and fasteners are finished. Roofing cannot pass before sheathing passes, so the schedule depends on the sheathing inspection.

If work has not begun within 6 months of issuance, the permit lapses. Work also counts as stalled if it is suspended for 6 months. Ask the building office how many days remain on the permit once roofing starts, so the roof and the rest of the build stay on schedule.

Questions

New construction roofing in Melbourne Beach: questions

How many homes in Melbourne Beach are newer than 2010?

Only 3.1 percent of homes in Melbourne Beach were built in 2010 or later, according to the 2020 to 2024 American Community Survey. The median home was built in 1974. That means most roofing work here involves older houses, and new builds are a small share of the town's roofs. Ask the building office for current permit counts before planning a schedule.

Which Florida Building Code edition applies to a new roof permit?

As of December 31, 2023, the Eighth Edition is the governing version. The Ninth Edition begins on December 31, 2026. Permit applications and plans filed on or after that date must comply with the Ninth Edition. Ask the Town of Melbourne Beach Building Department which edition it applies to your filing, since the filing date controls.

How do I check a roofing product's Florida approval?

Look up approved products through the Florida Building Commission's product approval search tool. Results can be filtered by FL number, manufacturer, or code version spanning 2001 to 2023. Confirm the approval covers the code edition on your permit. Miami-Dade Notice of Acceptance numbers carry an expiration date, so check that the approval is still current. Many homes in this area were built around 1974, so older roofs often predate the current code editions and deserve an especially careful look at approval dates before you buy materials.

When must the roof sheathing be inspected on a new house?

Roof sheathing is inspected after the framing inspection and before roofing. It can be part of a dry-in inspection, or it can be requested separately once all roof and wall sheathing and fasteners are complete. The roofing inspection checks the dry-in stage, insulation, the roof covering and the flashing. Schedule each inspection with the Melbourne Beach building office in that order.
